I engaged Pisoria's services as a landlord for my house in Leyton. Over a period of time, they dealt with;1. Transferring the existing tenants onto new contracts for me.2. I did not have the money to completely renovate the property. I also did not want to eject the tenants to renovate. So each time a tenant left a room, the renovated that room by room, modernising it, getting an uplift in the rent for that room.We also got to the stage where the kitchen and bathrooms were also upgraded. I cannot explain how brilliant this service was for me as a landlord, having the continuity of the tenants (and rent) while upgrading the house to a better standard. 3. Finding and vetting replacement tenants. I found Alex and his team a real breath of fresh air in the letting market space. From sourcing tenants and finding replacements in a timely manner so there were no voids to having an in-house repair team that got small jobs done without getting an eye watering bill. I also found the feedback from the tenants and general satisfaction to have been markedly improved. Very happy tenants and in turn happy landlord.
I would not recommend renting through Pisoria. The issue is that they deal with bad landlords and are not capable or stong anough to push back and make landlords act when needed. Only giving two stars because the agents do at least try.My case was that my bedroom ceiling (and two other rooms) started leaking within three weeks of moving in and despite dozens of emails, calls and promises that it would be fixed it never was. For the remaining 3.5 months of my tenancy, it leaked every time it rained and a 1.5 inch hole formed in my room ceiling.I withheld my final month's rent as compensation for the breach but the landlord simply claimed it all back from my deposit. After disputing it through DPS they didn't hesitate to award me a full return of my deposit. It's also worth noting that Pisoria exchange good reviews for vouchers and have their own staff leaving good reveiws so don't necessarily trust the good ones.
Renting a flat in London is difficult and annoying. But pay attention, because it might get much more annoying and difficult is you rent a flat from Pisoria. Terrible terms, small overpriced flats, agents coming to your house without warning you, check-out inventory requires an additional payment from you, it is performed by unfaithful agents while you are not at home, they will ask you money for everything even things you didn't break. Special mention to Mica Joseph who was responsible for my account when I was renting from Pisoria. She is very threatening and self-confident on the phone don't let her rob you. If you stay strong and determined she will reveal how little personality she has and you will get the justice you deserve. Never rent anything from them!!!!
