AFC did not approve most of my claims

I've used AFC for 2 rental properties and my own home. They said their home warranty plans would cover rental properties and that there would be a higher possibility of claims on the rental properties. I used AFC because they allowed me to use my own service provider. They have never paid 100% of the repair and replacement charges. The first few claims they paid 80-90% (after the $125 service charge I paid) and I was ok with that because I could use my regular service techs. That was 2 years ago. Since then they have rejected every claim almost instantly and not paid a single claim. This is how it works- the service provider (such as a plumber or electrician) has to talk to a AFC rep in person to tell them what the problem is and what the repair entails. Almost every time, the AFC rep tries to get the service provider to admit to a cause that isn't covered and that AFC doesn't have to pay. For example, in one rental property the microwave stopped working. The appliance repairman told the AFC rep that it was just from normal wear and tear and there wasn't a specific cause for it to stop working. The AFC kept pushing him to admit to electrical malfunction like lightening hit (which isn't covered) to get out of paying the claim. The repairman stood his ground and told her it was from normal wear and tear, which meant AFC would have to pay. The repairman and I joked later about how he had to tell her repeatedly that it was normal wear and tear. I've only filed 2-3 claims per year on average per property. They have rejected all claims except one from the last 2 years. They approved only one claim for $250 and it cost me $1100 for the repair. AFC said it would take 8-10 business weeks for me to get a check. It's been 12 weeks and no check so far. I spent $4000 on AFC home warranty policies in the past 3 years. Since I've used them, AFC approved around $500 in claims and rejected most of my other claim. I could have saved that $4000 and put it toward repairs instead of wasting it on AFC home warranty policies that won't pay claims anyway.
