    Homebuyer & Building Surveys

    When purchasing a new home, there are three types of surveys available on the market. Below
    re the types we offer where we aim to provide easy to understand independent survey reports.

    Subject to the level of report, we will provide you with the appropriate level of information on the
    condition of the property you wish to buy.

    Level 1 Homebuyer Survey Report (Formerly Condition Report)
    Level 2 Homebuyer Survey Report
    Level 3 Homebuyer Full Building Survey Report

    At ARC we have many years working within the insurance industry and, as consultants, directly
    for insurers. This has led to us being experienced in understanding the processes involved in
    dealing with insurance reinstatements for all major perils including subsidence, fire, flood and
    escape of water.

    Contrary to popular beliefs, insurers are there to help affected homeowners with empathy,
    providing indemnity appropriately to the level of cover under the policy. Insurers will often utilise
    experienced and knowledgeable suppliers in order to reach that objective. Unfortunately,
    sometimes due to exceptional circumstances and/or differing opinions, further support could be
    required. The policyholder is often allowed to instruct an independent building surveyor to act on
    their behalf to provide the necessary support and oversight of the reinstatements. Under the
    terms of the home policy, the fees (often worded as “professional fees”) forming part of the
    claim.

    At ARC, we differ from claims assessors, who will want to involve their own suppliers which can
    then lead to protracted discussions and the associated unnecessary delays. We fully
    understand the challenges that can be faced for both the homeowner and the insurer, and in
    acknowledgement, we would only work alongside the insurer and their appointed suppliers,
    ensuring both parties are fully supported throughout the period of reinstatement. We find
    working with the appointed adjuster, their preferred surveyor and/or their approved panel
    contractor often provides the most optimum route.

    Subsidence can take place when the ground beneath your property’s foundation moves down,
    leading to the structure to move.

    Have you noticed tapering cracks diagonal in appearance? Have they appeared suddenly
    whether internally or externally?

    If you are unsure or suspect your property is suffering from
    subsidence, the cause of the damage will need to be identified and a report provided. Should
    subsidence be confirmed, this report can then be forwarded to your insurers for their further
    review, with a view to accepting a valid claim, subject to an applicable excess. The cost of the
    report would usually form part of the claim. Your insurers can then take the lead who will appoint various specialists (adjusters, site investigation team, mitigation team etc) who will manage the claim ensuring your property is made safe from continuous movement, along with the appropriate repairs.
