ARK was asked to carry an EICR check on my rented property by Roman's estate agent, as they are their approved contractor. The visit on 02.07.20 highlighted a change in the consumer unit and rated this C1/C2 which is in a potentially dangerous condition (522.6.202; 522.6.203) (You can only have one rating and not 2) at a cost of £480.00. Replacing the smoke alarms and a damaged double socket were correct at the time. They are members of NICEIC but use the NAPIT guidelines to code items that should be a C3 to a C1/C2 rating, revenue generation or what. I had to quickly go through the guidelines for NICEIC and get a reputable contractor in, as the flat is 12 years old and only required a modification was a RCD to improve the C3 rating.Thanks for your standard response and yes I am a responsible landlord, which is why I got the EICR check carried out by an honest electrician. The government guidelines allows unscrupulous companies to manipulate the guidelines, to suit themselves and am sure that landlords are also being scammed into doing a lot more work than is required.
