We only discovered this after settlement, despite paying an $18,000 buyer’s agent fee to avoid exactly this kind of oversight.APS originally told us the search would take 8–12 weeks. Instead, it dragged out to 24 weeks with almost no proactive communication. The only updates we received were after we chased them, or when our pre approval was about to expire.When a property was finally presented after six months of waiting, we trusted their process and moved quickly. But basic due diligence (the kind any competent buyer’s agent should prioritise) was completely missed. The location’s 65% social housing and 80% renter demographic was not mentioned at all in their presentation.After this experience, I cannot recommend Australian Property Scout. Do your own research and be extremely cautious before engaging them are your buyers agent.
