Bought a property last November 2022, EPC stated an E rating. After we run house over winter with heating system gas boiler valiant supplied by gas bottles. Found to be very expensive to run over Xmas £190 per 2 bottles every 3 weeks. Had an instant where supplier couldn’t deliver, so had run the electric heaters in tandem to get through till they could deliver. Decided to change looked at my options and went for an Air Source Pump, with the gov grant. Had an EPC assessor around and flagged up my EPC was incorrect it should be a low F. Asked why they previous person had done it wrong mark the fuel as bulk gas which raised the EPC to the E. bulk gas is pretty much 50% cheaper. So when I found this out questioned the company who did the EPC Elmhurst Energy and there Assessor Mark. They at first admitted there mistake asked for details on my claim and decided to change their tune. Saying it was out of their control there wasn’t a marking for LPG and the assessor was with his right to put as bulk gas. I will see them court as they admitted liability in an email I’ll let the courts decide. We would not have bought the property if we would have known it was a Low F rating.absolutely useless. The manager looking after my case said he was going to pass to the insurers, but didn’t bother came back some fob off explaining what the did wrong was actually right and acceptable.
