My EPC certificate is a work of pure fiction, it does not reflect any form of reality to my House at all, The Estimated annual cost for 3 years is overstated on the EPC by 84%, (Their calculation against my actual costs)The whole EPC thing is just a money making, Tick Box exercise, totally devoid of any reality, therefore totally meaninglessWhen I took this up with the assessor and my selling agent they said 'don't worry nobody reads them or takes any notice of them' ridiculous
