I’ve self-managed properties for years, but hiring Evernest was hands-down the worst investment decision I’ve made.I'm a small-time investor who has self-managed successfully, but hired Evernest to manage a property in Jackson, MS. It was, without exaggeration, a nightmare.Despite sending a complete inspection and repair list up front, I was charged for a second inspection, waited weeks for basic estimates, and was double-billed for services they admitted but never corrected. Repairs under $10K took over two months to complete, with repeated misinformation and zero accountability. They misdiagnosed A/C issues, charged me $100 to “test” units that were already working, and later billed me $350 to install a window unit—without approval.Communication was inconsistent at best—emails went unanswered for days or weeks. I had to follow up six times just to get an HVAC quote, which turned out to be wildly overpriced. I scheduled two gas turn-ons that were confirmed and missed, both without explanation. After two months, my property was still unrentable.When I finally canceled, they somehow claimed I owed them more—despite prepaying every contractor. I filed a BBB complaint, to which Evernest responded with a copy-paste “we wish you well” message. That about sums it up.I’ve listed the property for sale and will likely take a loss. This company did the opposite of what a management company is supposed to do. My honest rating: F-.If you're considering Evernest for property management, I strongly recommend looking elsewhere.
