Do not let Hamptons manage your property. Problems are too many to include in detail but in summary. Hamptons claim to have competent staff and contractors at their disposal to deal with maintenance issues. In reality if the tenant reports a fault they will send quotes for ludicrous amounts of money. When overseas I had no choice and had to let them do the work. Examples : £1100 to replace some heating elements and light bulbs in an oven. New cost today of the same oven £1000. They also quoted nearly £3000 for complete replacement. Tidying the garden £1100. When I asked for a break down of the costs they couldn't supply. My son cut the grass and tidied up for £100 and they agreed it was good enough for tenants to move in. Patching holes in the wall made by tenants (screw holes for pictures). £75 for each hole. (there were 6.) Tenant had that deducted from their deposit?. Latest disaster. I was quoted £450+VAT to relay some tiles in an en suite bathroom. I highlighted they would need to use adhesive and re grout. Job was done and tenant has shown me a partially re grouted floor. Tiles are still lose and old grout is coming out. I have reported the job wasn't done properly and provided proof via photos. Hamptons say the contractor says the tenant must have damaged the floor after they left. Pictures were from same day job was done. They have offered to re visit and have another go for you guessed it £450+VATTheir worst effort to date was re painting some roof A frame timbers. It was quoted at £3800 but I was promised a good job and agreed while overseas. On returning to UK found my A Frame Apex paint is peeling and needs doing again (2 years later). I asked for proof the job was done and have been given a copy of a paid invoice. So if you use Hamptons for management assume 10-20% per year minimum of the rent will go in ludicrous overpriced maintenance. Now in the UK I will be ending the management contracts as soon as possible in the interim I am having to do my own work whilst paying them to manage.Just today they asked if I can agree £300 for gas cert and portable appliance checks (there are none but according to Hamptons I still have to pay for a cert). I sent a copy of a quote for £150 for the same scope and they told me I could organise myself if I didn't want to use their preferred contractor. Incredible.
