My property was not listed for sale when these guys reach out cold and made a generous offer that we accepted. Turns out their game is simple: 1) make you an offer with contingencies abound; 2) list the property on MLS for a quick-flip markup price in "As Is" condition for the to-be buyer; and 3) pull the offer if they don't get any bites within their contractual due diligence period. (note: the posting had over 500 views and over 20 saves on Zillow within about a week, so their was interest...my opinion: these guys just didn't want to deal with a buyer's potential contingencies)Their team also had me scrambling daily AFTER the SIGNED offer to dig up years-old paperwork, but they did little, if any, "due diligence" on their own and were obviously totally risk adverse...quick buck or walk-away mindset. The total opposite of what one would expect in a real estate professional.Hence, I hope this review saves one person the grief...if you want to sell, work with a true professional, not these guys.
