Here was our experience. Tried to sell our house with them.Bright, sunny day. Lovely, natural light flooding the gaff. Place is looking pristine.Kuavo turn up with their professional photographer who whacks the old flash on and takes all the pictures. It looks dark, dingy. The photos were giving abandoned crackden, as the kids would say.When I flagged this with Kuavo they initially tried to defend the photos as reflective of the property, before backtracking on this.The description on RightMove read like a ChatGPT special and they said the house was in the wrong estate.They then said they'd do new photos and lower the price to get it to the top of Right Move search. Tried this, didn't work.I think RightMove has a threshold (imagine the race to the bottom if lowering the property price by £1 bumped you to the top of the list). It has to be something like 5% (can't remember exact percentage).Flagged this with Kuavo. They said this was a recent change. We looked it up, it had been implemented a number of years earlier. We confronted them, got some vague answer.They suggested doing the viewings then turned up late to the23w21` so we bumped into the potential buyer at the front door. Belter.Priced the house all wrong; offering price parity with a house with an additional bedroom and more living space a few hundred yards away. Exact same archetype and similar conditions.Got told this was due to the "microenvironment". Alright, ace. No worries.Here's the corker; we only went with this outfit because they were selling a house we were interested in. We offered on that house without being proceedable and our offer was accepted. We were trying frantically to sell ours in the interim.Eventually, we got told by Kuavo our buyers had lost patience and were not selling for a while, they'd potentially revisit the market in a year or something. The house pops up again shortly thereafter with a different agent.Spoke to Kuavo who stood by their story.Spoke to the new agent. They eventually spoke to their client (our original seller); according to the new agent the client was disgusted with Kuavo as they had told our seller that we were proceedable! I don't see why the client would have reason to lie.Challenged Kuavo on this. They denied it. Who knows … whole thing felt like amateur hour. An estate agent cosplay, if you will.
