Rented through them, with confirmation via email that it was managed.Peter Lawrence, the director of Lawrence Rand has had a longstanding relationship with our landlords and so I feel this had an adverse effect on our subsequent services from the lettings department and himself.Despite no evidence that my family was to blame for a flooring fault, along with dismissing our own concerns with other areas that, had they been investigated would have most likely indicated the real issue that wasn't discovered until after we had moved out, which is also questionable as the landlords entered without permission before 6am, before endeavouring to threaten us and withhold over £1k worth of our belongings. We only moved out because of this, our landlords and Peter threatening us with a s21, but "allowing" us to leave earlier if we wished.At this point they had all attended a meeting at our home in relation to the flooring, verbally abused us in front of our five (3 of whom have neurological disorders) children, and demanding we pay full costs for the flooring despite us not being to blame. And they expect to have us give them our full deposit because we had to use our last month's rent to get away from that house, the interfering neighbours and to put ensure our children's mental well-being, even though our time there was cut short that month as it was and we had incurred a much higher amount of financial loss due to their joint pressure in getting us to leave.Oh, and we had two rabbits they weren't aware of that they couldn't give us a reason as to why we shouldn't have them - as per our dodgy tenancy agreement.We didn't receive an EPC upon moving in or prescribed information.Our requests for the PI have been ignored and we have now been told we have to pay £50 to have it served. Have a laugh.Peter Lawrence has also denied the fact Lawrence Rand was managing the property, possibly because he could have been giving mates rates...He has stated he won't be getting involved with our dispute, yet has taken over all email response to us that he has been copied into.He said they'd requested permission in writing before entering unlawfully, knowing had moved all of our belongings into the new house and we still had a few days left in possession. Out of character for them as they usually send an email or text, but hadn't this time and it's obvious.We haven't been allowed to see checkout photos and have been told we will have to pay the landlord £100, despite us having the right to see them given they'd like our complete deposit, with complete disregard to the deposit being OUR money and the onus being on them to prove as to why they should be entitled to any of it.So far I have covered the lack of proper deposit protection, disrepair, what I assume is illegal eviction, harassment, assumed abandonment and also "disposing" of our property without taking reasonable steps to ensure it is returned to us.And then they they took the liberty of serving an eviction notice on the property, once they'd entered unlawfully, stolen our belongings and knew we had moved out already. The s21 is of course, invalid anyway because of them not serving the proper prescribed information but I guess it at least gives all the other residents of Torrington Road a sob story that Lawrence Rand and our ex landlords can all gain a bit of sympathy from.I have reported them to ARLA and will be contacting the Property Redress Scheme, which I think I should have done before ARLA, but oops.There have been so many breaches on their part throughout this whole situation, but they belittle our own experience in leiu of banging on about our own. Those being us having one more tiny dog than they SAY they had allowed us to have, but later changed to two more dogs than they'd "said", our arrears of less than 1 month, due to moving costs and the fact we had two rabbits that they couldn't give us a reason to not have.I really don't recommend renting through them.They don't know their a*se from their elbow, have no respect for the law and are childish beyond belief when it comes to attempting to communicate with them.
