‘Nestify’ is a company that has all the potential to be a very successful model in today’s climate, however my experience in working with them has been very poor, and I would encourage any potential clients in London to think again.The company is essentially a skeleton staff of contracted freelancers, with a ‘pretend’ Old Bailey address and a North London co-working space listed in some of their official documentation, both of which do not exist as a physical base. Do not expect to ever reach any Nestify representative: they do not answer the phone when you need them most, and they have no physical presence in this country.All the staff are contractual workers based in South Africa, meaning that they have no ‘on the ground’ knowledge of the London/UK market. They consistently went against my recommendation of an average nightly price, prioritising volume over quality. Despite instructing my property manager to impose a minimum price, they weren’t able to accommodate this within their own software.The forecast template that they sent me on initial contact wasn’t ever met by the company, and only made it to half its projection twice in the three years - I notice that this was a common occurrence amongst my fellow Nestify veterans, and my new co-hosting platform has already reached its promised potential within two weeks.Nestify employs the cheapest and lowest quality cleaning contractors, and it really shows. Maintenance issues are not reported between stays, leaving successive guests to report instead, keys and parking permits were lost, and complaints from guests about low cleaning quality were common and recurrent. This prevents achieving any superhost status via Airbnb, for example, and ultimately cuts into your income, since negative reviews will follow.I also cannot count the number of times the cleaning team left my lights on, left windows open, left the heating on, or even (twice) left my front door completely unlocked. Do not trust these people with your home - they do not solve problems, since they sub-contract cleaning and contract work to the lowest bidder.I also caught them in a lie, where invoiced local contractor work was re-invoiced at a 20% premium, plus VAT on top - very cheeky, and part of a continuous culture of stealth charges that pop up unannounced.Towards the end of my relationship with Nestify, my property manager changed on an almost monthly basis. I finally ended up with what seemed to be a very inexperienced and junior member of their team, who ‘accidentally’ committed a serious GDPR data breach by sharing private contractual information of another Nestify client’s property and personal information. This was most concerning, and suggests a company policy that is very lax with personal data and client confidentiality. They were reported to the ICO, who have since initiated an investigation as a result.Overall, there are far stronger co-hosting options on short-term platforms, and Nestify will leave you making a loss, with effort required to constantly clean up their mess. I genuinely gave them a chance, but the platform deteriorated throughout the course of our relationship, with no effort at improvement or resolution of issues. I believe they are losing clients as a result, since my new hosting platform had taken on many dissatisfied ex-Nestify clients (‘another ex-Nestify?’ was their first comment).You have been warned…proceed with caution!
