It is now mid-January, and we are still dealing with major safety hazards that were reported on Day 1.1. The Bait-and-Switch:The home was not move-in ready. It was filthy and had obvious safety issues. We hesitated to sign, but a Nestwell representative created the clear expectation that a cleaning crew would address these specific issues. Based on that trust, we signed.• The Reality: The cleaning crew did the bare minimum (vacuuming). When we pointed out the bird droppings on the exterior and caked dirt on the windows, the vendors just pointed fingers at each other.• The Result: We were forced to clean the home ourselves to make it livable.2. Major Safety Hazards (Unresolved for 6+ Weeks):We immediately reported that the home had exposed electrical wiring, garage lights that trip the breaker instantly, and construction debris (nails and staples) embedded in the carpet.• Nestwell ignored our initial reports.• When we asked for a rent reduction because we had to remove the nails from the carpet to make it safe for our family, they quoted the 'As-Is' clause in the lease. They are using a contract loophole to justify leaving tenants with dangerous flooring and electrical hazards.3. The "Project Manager" Trap:We submitted a thorough move-in inspection report with photos of every issue (including the previous tenant's underwear left in the washing machine seal). Nestwell ignored this report completely.Instead, they force us to 'play project manager' for their property—logging individual tickets, chasing down vendors, and managing the repairs ourselves. They take the management fee but make the tenant do the work.4. The "Storage Unit" Scam:We pay full rent for exclusive use of the home, yet it is cluttered with the owner's junk (broken home theater system, disconnected electronics, old paint cans). Nestwell refuses to remove it, stating 'the homeowner retains the right to store materials in the home.' We are paying to live in a storage unit for the owner's trash.5. Aggressive Billing:To top it off, their billing system is hostile. I receive 'Past Due' notices for charges posted less than 24 hours prior, with zero initial warning. They demand immediate payment perfection from you while taking months to fix exposed wiring.Verdict: Nestwell is disorganized, dishonest, and negligent. They lured us in with implied promises, trapped us with an 'As-Is' clause, and have left us with safety hazards for over a month. Avoid at all costs.
