If you care about your safety and mental well-being, steer clear of this property management service. We moved into a home in a certain area in early December, and here we are in mid-January still facing significant safety issues that were reported from day one.
1. The Bait-and-Switch:
The property was not ready for us to move in. It was dirty and had noticeable safety concerns. Although we were hesitant to sign, a representative assured us that a cleaning crew would resolve these specific problems. Trusting that promise, we proceeded.
• The Reality: The cleaning crew did only the bare minimum (just vacuuming). When we pointed out bird droppings on the exterior and dirt on the windows, the contractors merely shifted blame onto one another.
• The Result: We had to clean the home ourselves to make it livable.
2. Major Safety Hazards (Unresolved for Over 6 Weeks):
We quickly reported exposed electrical wiring, garage lights that tripped the breaker instantly, and construction debris (nails and staples) embedded in the carpet.
• Our initial reports were ignored.
• When we requested a rent reduction due to the need to remove nails from the carpet for safety, they cited the 'As-Is' clause in the lease. They are exploiting a contract loophole to leave tenants with hazardous flooring and electrical issues.
3. The "Project Manager" Trap:
We submitted a detailed move-in inspection report complete with photos of every issue (even the previous tenant's belongings left behind). This report was completely disregarded.
Instead, we are made to 'manage the project' ourselves—logging issues, following up with contractors, and overseeing repairs. They collect management fees while shifting the responsibility onto us.
4. The "Storage Unit" Scam:
We pay full rent for exclusive access to the home, yet it is filled with the owner's discarded items (a broken home theater system, non-functioning electronics, old paint cans). The service refuses to remove them, claiming 'the homeowner has the right to store items in the property.' We are essentially living in a storage unit filled with the owner's junk.
5. Aggressive Billing:
To make matters worse, their billing system is hostile. I receive 'Past Due' notices for charges added less than 24 hours earlier, with no prior warning. They demand immediate payment from us while taking ages to address exposed wiring issues.
Verdict: This property management service is disorganized, dishonest, and negligent. They drew us in with implied assurances, trapped us with an 'As-Is' clause, and have left us facing safety hazards for over a month. Stay away at all costs.
