I do not recommend investing in individual properties through this company. My experience has not been rewarding or good. It was supposed to be a 1-3 year hold and it’s been 4 years without any returns. So, basically, I’m losing money as the amount I invested is static. Each time I contact them I am told that they’re sorry, but they do not have any answers when or how much money I’ll get back. It’s entirely possible I’ll only get 80% of my funds returned. Take my advice and steer clear of Realty Mogul.UPDATE 12/30/2021The investment property (Texas apartments) was finally sold. The final result was an IRR of 4%. What follows is a note from RealtyMogul regarding the liquidation and disbursement. "Your distribution from the sale of XYZ Apartments has been processed and should be received in the next 3-5 business days. Due to the underperformance of the asset, the Sponsor elected to waive the interest owed on the member loan as well as their disposition fee. This distribution results in an IRR of 4.0% and an equity multiple of 1.19x."As we are all aware, inflation is higher than 4% and thus this was a money-losing investment. I'm glad to get my principal back, but I'm going to steer clear of RM in the future.
