We had a single story extension done by SolarFrame. It involved taking out the wall at the back of the house and a dividing wall inside the house. This would open up a large kitchen/ entertaining space. Where we went wrong was not having every last detail in writing on the contract and trusting that when the rep said oh yes we can do that for you, that wasn’t actually the case.We were expecting that they would plaster the whole space, not just the new bits. We ended up agreeing to extra work with the plasterer, £400 for 2 nine feet walls. SF knew we were putting a kitchen in part of this large room and they asked for an electrical plan to help the electrician place his wires. I sent this and was told this was perfect, thank you. We were down for 12 sockets. No where did it say what type of socket and placing of sockets, just that they would do 12 sockets. They knew there was an island from the electrical plan and that there were sockets on there. The electrician arrived and started work following the plan. He looked at the boiler ( which had already been passed as ok by the rep and the surveyor) and advised us that it needed upgrading in order for us to get a certificate for the work done. That cost us a further £600. He proceeded to do the wiring and he did put in one higher voltage wire to a hob before SF realised he was putting wires in that they felt weren’t part of the contract. He then only continued with the wiring that SF allowed. This left us with no high voltage wires to feed the oven and microwave. We fought this and they admitted that it was an oversight and they should have made it clear that they were only supplying basic sockets and they were sorry. This is appalling. They also refused to channel the wires into the floor to the island. When we did have issues that they couldn’t back away from they did everything in their power to try and resolve them as cheaply as possible. The brickwork was sodden from heavy rain before the roof was put on but that didn’t stop them boarding and plastering a week later. That can’t be right. We were told that this would be a room we could use all year round but so far we have found the room to be freezing. We’ve turned the heating up but the rest of the house feels like a sauna but it’s still cold in the extension. We asked for bigger radiators than required but I do wonder if either the calculation was wrong or the insulation isn’t as good as they sell it. Will be interesting to see how hot it gets in the summer. We have made it into a lovely looking room but the journey there has been very stressful because of SF’s attitude. If you do choose SF to do your extension don’t sign any contract until you have really mulled over it and it says exactly what you want. Every last detail. Really push for extra heating as it will be cold just like an old fashioned conservatory. All the plumbers, electricians and builders are subcontracted and they are have a very precise list of what they are doing and they won’t budge from the list. It has cost us an extra £1800 for unforeseen extras. We are still waiting for paperwork, building regs, electrical certificates, guarantee etc.
