I have bought and sold many properties over the years but Staploe, by a country mile are the WORST conveyancing solicitors I have ever used. Communication is non-existent, they promise to phone you back but never do.I sold some land at auction in October 2025, a cash sale. It's now February 2026 and I still haven't received the monies. They said they'd been awaiting documentation from my lender. Upon investigating this some 5 weeks later, it turned out the lender had been awaiting documentation from Staploe.I was rather curtly told in an email 'We are not in a position to discuss dates' in December 2025! That was two months ago! Sonia was my case handler and her assistant Irqa. I was never able to speak with either of them, despite dozens of telephone calls.Please avoid this firm at all costs, I wish I read the reviews online before engaging them.
