Lack of quality, integrity and commitment to its homeowners. I live in Bradenton and dozens of homes in my development are experiencing water intrusion and some are finding mold within the home (myself included).

2020 FBC Residential known code violations that they violated and refuse to fully address despite being informed of the issue:
1. FBC R703.4.1 & R703.4.3 Flashing: They did not install any flashing at any of the openings or under any masonry sills. This applies to every home in my development on the first floor.
2. FBC R703.7.2 Plaster: The plaster was installed in one coat. Not with the code required 2-3 coats.

Both are related issues to the water intrusion. As well as our paint which is the only form of water proofing on the first floors (masonry). Once the stucco cracks (which is normal) it cracks all the way through to the CMU and of course causes the “water proofing” to fail. Sealant used also does not comply with the window manufacturer installation instructions which requires 100% silicone sealant.

All of this contributes to the water intrusion and eventual mold being discovered.

One last thing we experienced, was our paint was applied before the minimum required curing period of the stucco. The problem with this is it causes the paint to fail from the inside and allows water to get into the stucco. Again that paint is our only form of water proofing. I have photographic evidence of the entire construction process of my home, so none of this is speculation, it’s based on facts and photos.

Don't trust a company that try to sue home inspector to be quiet when they are at fault. Don't do business with liars.

I regret purchasing this house at Esplanade Lake Club, First the sales agent - Krista mislead me, she lied about the time it would take to build the home. At first, she said 10-12 months, so we decided to move forward. during our first construction meeting with the sub-contractor/builder Daniel, he informs me it will only be 5-6 month until closing. The misleading information caused us a lot of stress preparing our existing home to go on the market. They rushed through the build and left me with a list of repairs after the closing and their repair manager Shane is no good and I'm stuck managing their subs myself. Do yourself a favor avoid using this builder unless you have a lot of free time to finish the management yourself after you paid in full. Very horrible customer service

I regret buying from Taylor Morrison

I regret buying from Taylor Morrison. After moving in, I found major issues like water intrusion, cracked tiles, and missing insulation that weren’t disclosed. Warranty service has been slow and unhelpful, and it took weeks just to get basic responses. Not the quality I expected for the price.

Taylor Morrison Does Not Honor Warranties

We bought a home a few years ago and the home is supposed to have a 10 Year structural warranty. Since no one in my family is a home builder, we didn't realize that the front part of our home, the windows were not installed properly. Whomever was hired to build our home, when they put the stucco on our house, the put it over all the weep holes of the windows. We do not know anything about home building so we did not to even look for this.Well fast forward a few years later (but still under the structural warranty), we noticed that the window sills were crumbling inside our home. We opened the window sills and it was full of termites. Since the weep holes were covered, the water has been slowly seeping into the walls of our home which attracted termites. Now we have to rip apart the whole front of our house (walls and all) as we don't know the extent of the damage and it all has to be replaced. We tried to contact Taylor Morrison several times through their warranty department. They have completely ignored us.We are beyond upset that this happened. Their construction people did a very stupid mistake that is now costing us thousands in damage. Taylor Morrison is not honoring their warranty or even trying to reach out to help us, According to an attorney we spoke with today, they have defrauded us. I do not recommend Taylor Morrison. Buyer beware.
