I would never buy a house from this company in my lifetime. The construction is done by unqualified workers, and they rely on the NHBC warranty to fix everything. All the radiators are extremely small, and drafts coming into the property only cause the temperature to decline rather than warm up. The loft had missing insulation, and it took them over 1.5 years to partially fix it. Worse, it has been over 2 years, and the house still has numerous issues that need fixing. Customer service does nothing to resolve anything and never gives a date for when it will be rectified. Worse still, the responsibility is passed around between various companies, as nothing is built by Tilia directly; everything is outsourced, so they hold zero accountability.
