I have noted the firm's public response to my review and wish to address the points raised. The firm states that I contacted them requesting to withdraw from the transaction. For accuracy, my exact words were:"Unless there is a clear and immediate resolution of the outstanding matters, I will proceed with my withdrawal."This was a conditional statement — not a withdrawal. It was a direct request for the firm to act and resolve the outstanding issues at a critical moment. Rather than treating this as an opportunity to address the outstanding matters and retain their client, the firm chose to interpret a conditional statement as grounds to cease acting entirely.
This decision, taken at the most critical stage of the transaction, left me without legal representation and directly contributed to the collapse of the chain.
Furthermore, I have contemporaneous evidence from my property agent confirming that, at the time of my conditional message, the final report had not yet been completed — a document that should have been ready well before that stage of the transaction. My agent also noted that the solicitor only began responding to calls after receiving my message, suggesting that proactive communication had been absent until that point.
This further undermines the firm's suggestion that the breakdown in communication was attributable to my conduct.
The firm has not addressed my core concerns:
The final report promised but never delivered on time
The handling of replies to the buyer's solicitors' enquiries
The overall management of the file prior to withdraw alI
I am pursuing this matter through the appropriate regulatory channels.

I instructed this solicitor to act on my behalf during a property purchase, expecting a professional and reliable conveyancing service.

Unfortunately, my experience was extremely disappointing. I was given assurances that a final report would be provided by a specific date, allowing me to properly review the purchase. This report was never delivered.

I also requested confirmation regarding the status of replies to the buyer’s solicitors’ enquiries and was informed that all enquiries had been responded to. However, this did not appear to have been properly handled.

At a critical stage of the transaction, instead of resolving the outstanding matters, the solicitor made comments suggesting that I was not reviewing their emails correctly and then unilaterally decided to cease acting for me without completing the work or ensuring a proper handover.

This caused significant disruption and ultimately contributed to the collapse of the property chain.

I appreciate that this firm holds a 4+ star rating; however, I would encourage potential clients to look beyond the overall score. It is worth carefully reviewing the nature of positive comments and also checking how many reviews those users have previously left, to better understand the credibility of the feedback.

I found the communication, handling of the matter, and overall professionalism to be below the standard I would expect from a regulated solicitor.

I would advise others to be cautious and ensure clear accountability and communication if considering this firm.
