Dear Expat, **please save your money and time and don't choose Welocate** Read the below if you want to know why.I’ve held off on posting this for two months until my home-buying process was complete by another company. Now that I have experienced how a real professional operates, I can provide a fair judgment on just how much Welocate lacks.I held a contract with Welocate for about six months, submitted three offers, and can confidently say the entire experience was a disaster. Instead of alleviating the pressure of home buying, they added significant, unnecessary stress to the process.Lack of Control and Accountability:It is important to understand that Welocate is not a brokerage; they are essentially a middleman that connects you to third parties (brokers, mortgage advisors, etc.). The fundamental issue is that they have zero control or power over these parties. You are paying for a coordination service that fails to coordinate effectively.Incompetent Brokerage & Management Failures:After two unsuccessful deals where I found myself doing more market analysis than the professional I was paying for, I requested a change of broker. Management denied this request, stating it was "not possible" and threatened me with per-visit fees if either i change the broker or terminated the contract.In the end, the manager convinced me that she will work closely with the broker in order to secure the deal for the next viewing, and she promised that I don't need to worry about the fees, however I never heard from that person afterwards and the commuication was delegated to other team members which I need to tell the whole story again everytime they contact me.On the third offer, after our bid was supposedly accepted and we were moving toward the purchase agreement, I discovered the house was still listed for viewings on Funda. Only after I pointed this out, the broker did investigate, only to find the selling agent had sold the property to someone else.Financial Advice:The "preferred" mortgage advisors they connect you with are equally disappointing. After leaving Welocate, I found an independent advisor who provided a wealth of options and strategies to strengthen my offers—strategies that were never even mentioned by the Welocate-affiliated team.The "Cheap" Trap:While Welocate’s upfront fees are lower than traditional firms, this is a classic "you get what you pay for" scenario. I ended up terminating my contract and was forced to pay €635.25 in fees for absolutely zero results, and even my questions to them which were part of the fees I paid were never answered.The Bottom Line:You might save a few hundred euros on the initial contract with Welocate, but their lack of expertise and poor analysis will cost you thousands of euros in the long run through botched deals and arbitrary bidding. Do yourself a favor and hire a real professional. You are in the Netherlands, almost all brokerage companies offer their service to Expats.
