SH Properties found tenants to rent my property, and this was the first service I received. Initially, everything was going well except we found their service behaviour rather bullying tactics. The first year contract was signed, and appropriate paperwork completed and received. We had the tenants for three years. As months progressed, we noted SH properties staff appear to lack knowledge. We called them for a service as they informed us they had their network of people for services the staff member said they would call back, but they returned the call. In the second and third-year rental, we paid management fees only to realise that SH properties failed to deliver nor follow up contract agreements with the tenancy rental agreement. We received notification from the tenants who were keen to move all of a sudden one month notice. Having notified SH properties the tenants last day, no one from SH properties turned up on the day the tenants vacated the property. I was shocked by the state of the property. The tenants introduced by SH properties caused significant damages to the property which costed over £15,000 in cost to rectify and a year off the market with no rental income. Bathroom left in an awful state, windows damaged, walls and flooring damaged the father of the tenancy agreement who claimed to be an electrician tampered with the garage lights and left live wires hanging from the garage ceiling. Based on this and the service received and delivered by SH properties, I strongly would not recommend them at all. SH properties will take your management/letting fees over £3000 fees upfront, fail to deliver nor follow up six-month inspection and most importantly leaving the landlord without any signed tenancy contract agreement legally when services have fully been paid for. I will avoid SH Properties estates agent if you do want to find yourself with tenants who would cause such damages to walls, windows, flooring, bathroom. Final note, I will never use them again. This estate agent should be struck off as they are non-compliant.
