BE VERY CAREFUL BEFORE BOOKING AN APARTMENT THROUGH BADI.Let me start with the good: the apartment itself was nice, in a great location, and the maintenance team was quick to respond when needed.But that’s about where the positives end.If you book through their platform (Badi Plus), you’ll be charged “service fees” — basically a cut of your rent — which they call the Badi Fee. The longer your stay, the higher the fee. For my 11-month stay, the fee added up to nearly one full month of rent.What I didn’t know when I booked is that rent prices on Badi fluctuate massively. I ended up paying hundreds of euros more per month than my roommate — for the exact same room in the same apartment. And because the Badi Fee is based on your rent, I also paid way more in fees than him... for the same services.It gets worse: if you book the same room on Airbnb, you don’t pay Badi Fees at all. Apparently, “terms and conditions vary.”Now here’s the part I’ve been disputing for nearly a year — the so-called overconsumption fees. Our apartment was on the top floor with a glass roof, which meant freezing in the winter and insanely hot in the summer. We used the AC, sure — but we were mindful of our energy use. I travel regularly and was gone for weeks at a time. Still, I ended up paying nearly €500 extra for utilities over the year — on top of a €1500/month rent. The threshold for “overconsumption” is vague at best, and they completely ignore your feedback.Oh, and once again — if you booked through Airbnb? These fees don’t apply. Why? Because they can’t charge your credit card.So in our two-person apartment, I paid more rent, more Badi fees, and more utility charges — while my roommate (who booked through Airbnb) paid less across the board and was never charged for extra electricity. He could’ve been running a full weed farm in his room and I would’ve ended up footing the bill.Bottom line: read between the lines and be extremely cautious before booking through Badi. There are way more transparent coliving options in Barcelona.And whatever you do — don’t give them access to your credit card. Once they have it, they can charge you whatever they want.
