I was recommended ChadLaw by my estate agents.My sister and I were selling my late mother’s house. At the very outset I had explained there was a loan on the property and interest was accruing.I never had any direct contact from the actual solicitor. Only contact I had was with an admin person Harveer who had various titles - Conveyancing Assistant or Remortgage Case Worker (Supervised).He simply forwarded me all the demands and messages from the buyers solicitor. Even when these queries had been answered before. Between each query there would a gap of several weeks. There was no sense of urgency or a willingness to hurry the procedure. I was given the impression that the buyers solicitor was being difficult. I accept that selling a property takes time but after 9 months of this constant delays and queries, it became a bit silly. TThe whole thing only came to an end as the buyers mortgage offer was reaching its deadline. A week before suddenly we receive an email saying Completion date is in a week’s time. Ah but can you sign this document and that document. It seemed that Harveer had to make sure all the paperwork was correct. Okay we did this.Harveer emailed me about a document done by them 3 or 4 months ago was incorrect so can you sign this again and send back to us by special delivery. It was incorrect as they had not put the correct details in. The document needed to be signed by my sister in Bristol and myself who is in Southampton. Since I was visiting my sister anyway, we did this. Then I get an email to say sorry there was a grammatical error. Instead of starting ‘We’ the document said ‘I’. We were asked to sign the redone new document. I explained how difficult it was for the 2 of us to sign the document. It seemed a bit silly to me that a minor grammatical error could be this vital. Harveer says you have to do this. What about the completion date? It is okay Harveer says, I have asked the buyers solicitor if we manually alter the document. Then why all this issue?He then tells me that the proceeds will not be released to me on completion date until the document has been received. Everyone else will be paid except the client! Two days after the completion date when Harveer has received the grammatically correct signed document he releases the money to my account.I check the amount and the completion statement. I note that there is no payment to the Estate agent. I email Harveer if the Estate Agent fees have been paid. He says yes they have by BACS. He sent me document to confirm this. I called him and he says it is all accounted for in the solicitor’s fees. I checked and the solicitor’s fees could not have covered the Estate Agents fees. I called Harveer again. He says I think we have paid the Estate Agents fees. Then I receive an amended Completion statement with the Estate Agents fees included. He wanted me to send the fees back to ChadLaw!If you want a dummy handling your property sale, If you want to have delay upon delay on the sale,If you want a chaotic completion,If you want your solicitor to be more bothered about grammatical errors rather than their client,If you want your solicitors firm lying to youIf you want YOUR solicitor firm holding you to ransom Then chose this firm.
