I am selling a property and Connells have provided a House Buyers Report for my buyer. To say the report inaccurately rips my property to bits and grossly misrepresents its condition is an understatement! To anyone who knows nothing about construction, the report is horrifying and I am now being asked to reduce the agreed selling price on the strength of what it says, ie, reference to repairs being urgently required that certainly aren’t urgent; using a minor defect (or historic evidence of defects that have already been repaired) to justify the existence of a bigger or urgent problem with no evidence to justify it; using age as a justification for imminent failure of building elements rather than an actual condition assessment; items the surveyor cannot assess (services installations) automatically and inappropriately being defaulted to the worst assessment category and identifying defects that simply don’t actually exist at all! All this is based on a superficial survey, created using template, checklist software by someone who seems to be a valuation / general practice surveyor (not a building surveyor) and who is not even chartered / qualified! Moreover, the report seems predicated on protecting Connells from being sued for professional negligence rather than providing their client with a balanced, objective and realistic report. This woefully inadequate approach is a disservice to their client and carries the distinct possibility of costing me money or my sale……being a Fellow of the Chartered Institute of Building (FCIOB) with 40 years in construction and author of many house buyers reports , I know what I’m talking about!
