We are dissatisfied Connells customers.In our opinion it would be better to take a competent builder to assess a property that you want to buy.If you do choose to use a Connell’s surveyor, it may be advisable to do the following:• Take photographs of all aspects of the property as soon as possible after the surveyor calls so that you have photographic evidence of the property’s condition. This avoids being informed later that the condition of property had deteriorated since the survey.• In our experience, do not assume that any aspect of the home that is given a Grade 1 is sound. It just means that the surveyor did not see the fault on the day within the limits of the survey. This will not necessarily be addressed later.• Check all chimneys and leadwork very carefully. The surveyor will only comment on the part of the roof/chimney that can be seen from the ground. It can still be given Grade 1 if a defective part is out of view. • Ask the vendor about which type felting the roof has. Check if this should be vented. Following the County Building Control policy on adequate roof venting may not be sufficient. As we found, a Grade 1 does not mean that the roof has no issues.• Check all paths and drives very carefully. Be aware that a ‘fair condition’ only means that the surveyor could not see any faults. It does not mean that they are not there.• We found that the identified stop tap did not turn off all the water in the property. It would be advisable to ask the vendor to show you that that the stop tap turns all the water off.• Ask to see all moisture test results. Take moisture tests yourself on walls that were not checked, possibly sliding the meter down the sides of furniture.• Pay for a gas survey, electrical survey, and water assessment before you purchase. Having these surveys done after you have moved in, is insufficient.• Having paid for the survey, the electric, gas, water checks, a drone to check the roof and chimneys, just keep everything crossed that the vendor does not pull out of the sale.
