I'm declining your request to move this review from Galliard Homes to GEM (Galliard Estate Management Limited).
My reasons:
1. Inseparable entities - GEM is not independent from Galliard Homes. It shares the Galliard brand name and is managed by the same directors (David Conway, Richard Conway, and Julian Harper-Brown). This is a distinction without a difference.
2. Developer accountability - Galliard Homes marketed and sold this property with service charge estimates of £4.26 per square foot. The subsequent 85% increase to £7.88 per square foot occurred under management you established and control. You cannot separate sales promises from management delivery when they're part of the same corporate structure.
3. Buyer transparency - Prospective buyers research "Galliard Homes," not subsidiary management companies. They deserve to know that purchasing a Galliard Homes property means being managed by GEM, with the service charge practices I've documented. Hiding management issues behind a subsidiary denies buyers the information they need to make informed decisions.
4. Corporate responsibility - Creating a management subsidiary doesn't absolve the parent developer of responsibility for how their buildings are run, particularly when directors overlap and the brand name persists.
The review accurately reflects my experience as a Galliard Homes purchaser and leaseholder and will remain here. If GEM wishes to be reviewed separately, those reviews will be in addition to, not instead of, this.
