My property backs on to the new Genesis site at Derwent Rise, Seaton. This site has taken nearly 8 years to get to this point due to many site challenges, with controversial drainage being the major factor, closely followed by tricky highway access. From the start this developer has pushed every boundary and flaunted the rules- at the start there were twice as many large wagons as agreed dragging spoil away from the site, unsheeted, lined up on already narrow roads, causing visibility issues and congestion and making a mess of the roads as they left. No dust suppression (part of the construction plan) meant we’ve had to use dryers when everywhere was getting coated in dust repeatedly. Summer normally means you can save money by hanging washing out but that’s been impossible this year and this site is due to go on for more years :(Lack of suitable drainage being installed early enough to fully address and correctly resolve surface water, and ever evolving desperate measures including channels and ditches to direct run off have resulted in me gaining a moat behind my garden and the road further down from the site being flooded repeatedly making it impassible for pedestrians without waders. Hot tip - pick a dry day to go to the sales suite, or bring waterproofs or scuba diving gear as you may not be able to reach it without getting wet! This same lack of drainage is affecting my and others properties - I now have damp in my garage and my back garden is often very boggy, cracks are appearing in my driveway and I’m concerned that it is being undermined as the site has increased water heading my way.Genesis have no consideration whatsoever for those already established homes bordering the site as they have pushed their new builds to less than a metre from the boundary, making maintenance difficult for both new and existing homes.On returning home one day I was appalled to find the ground level behind my home had been raised by nearly 6’ of made up ground and is steeply banked towards my property - this is to stop the new builds from flooding but is now an issue for me. I find this completely unacceptable and will be seeking advice as I believe there may be a very real issue with levels in this area. With such a controversial site, and with the surface water issue being very well known to all prior to building, this developer should make more effort in checking they’re not compounding or causing issues elsewhere, which they are. I feel awful for the workforce on site as they’ll be aware of the unhappiness of what they’re being told to do - this review is not aimed at them - it’s the management who are accountable in my opinion, and they should be doing much more and at the very least they should complete and prove the drainage before any further work continues.
