Bought a new Bellway breach of planning home 🏠

Bought a new build from Bellway Homes 2 years ago at The Haven Emsworth plot no 5. It’s the first new build I’ve bought after buying 6 properties previously but was shocked and disappointed at the whole new buying process. Unprofessional, likened it to buying a dodgy Spanish timeshare in the late 80,s and basically a verbal contract. With no consumer protection whatsoever really you’ve got more rights buying a toaster from Argos. Not allowed to take any photos of the plans or you get any drawings whatsoever before or after you’ve purchased so good luck with drilling into any walls what have Bellway got to hide ? And they are in charge from start to finish, after paying your deposit you have to exchange 28 days later by paying 10% but we were highlighting Bellways breach of planning that they eventually got fed up lying to us they said if we never exchanged in 7 days they would terminate our contract ! Then onto completion regardless of how many issues you have with your property you’ve got to buy it as our Solicitor advised us they would probably sue us if we never completed on that day. Can you imagine buying anything else like that. For example a brand new car it’s only got 136 faults and we will drag our heels and fix them in the next two years and you cannot inspect it before you part with your cash ! You are dealing with a salesperson who tells you lies after lies and changes what you are getting depending on what Bellway want to cut corners on and to save a few pounds and get their bonuses increased. I was informed we were getting a side door to our garage, but then told we weren’t and when I said the same house type we had viewed on the site had one the salesperson said it had installed their by mistake !!!Some people got the side doors installed and some had to pay extra and a lot of people had to pay for them and got them installed after they had moved in.Breach of planning throughout the site including our own property even after before purchasing it and highlighting it with Bellway months before completing, their solicitors still kept telling a pack of lies and fobbing us along with the Council Planning investigation team. They cut corners by replacing double bricked walls with inferior cheap fencing, replaced materials on everyone’s drive with cheaper tarmac instead of block paving, luckily I eventually got them to replace my drive to block paving after they amended the approved plans. Only after the Council Planning Investigation team got involved. But I never got the fence replaced with the approved wall. There are walls and posts missing and a lot of landscaping issues missing throughout the estate.I managed to get the bin and cycle store installed in my garden but I believe I’m the only one of the privately owned properties to get it, and when I asked the Salesperson what the structure was in the drawings of everyone’s gardens she said it was nothing ! It’s taken 2 years to get some of the decorative trim fitted to the outside of our property and complete the 136 snagging issues that were picked up a week after we completed but only after you have purchased your property will they allow a Snagging inspector to inspect your new property even though we exchanged and paid £61k months earlier. What have you got to HIDE Bellway.We used their Express mover scheme they advertise it falsely saying it’s free it’s not you pay for it firstly in our case £5,500 then claim it back when you completed on your property, Bellway this is called a REFUND !!!! Even then they wanted us to pay it again as it affected the final price of our property even after we had paid for our Solicitor said we cannot pay for it twice.Basically you buy Bellway new build you get a very basic box we’ve had to upgrade every bathroom and shower, Also purchased the fitted sliding wardrobes and shelving and drawers in every bedroom which were actually worth the money. Unfortunately if you buy privately you donot get any child locks or window retainers for any of the upstairs windows only if you’ve moved into an help to buy scheme or housing association will they be installed private buyers children lives don’t matter which surprised me in this day and age of health and safety.My previous 6 properties have all had them albeit I’m from Scotland so at least 4 of my homes were purchased up there which I believe they have to be installed by law.I managed to purchase them and fit them myself at £7 each from the same installed window manufacturer which I suppose is another few pounds bonus in some Bellway manager pocket. But it is a bit poor considering we have paid £610k for our house and can you imagine if only the private buyers got them installed and the Help to buy and housing association never there would be a uproar.I’m running out of space so I will do another thread to outline my recommendations 😜
