I was a tenant at 67 Pretoria Road, Patchway. On 28/03/2019 I transferred £2,032.25 to an account used by Green Acorn; £1,000 of that was the tenancy deposit. Despite the tenancy agreement requiring deposit protection, independent checks with DPS, MyDeposits and TDS show no record of protection. After vacating, I requested return of the deposit and sent a formal legal demand on 13/02/2026; I posted urgent letters by Special Delivery on 16/02/2026 and chased again on 20/02/2026 — all without the deposit being returned. South Gloucestershire Council has issued improvement/enforcement notices to the landlords for the property (see council correspondence). I have filed a civil claim via Money Claim Online (MCOL claim no N9QZ655Q) and reported the matter to ActionFraud (ref RF26020123301C). I am happy to provide copies of bank statements, the tenancy agreement, deposit‑scheme checks, legal demands and proof of posting to any official investigator. Please be cautious if considering Green Acorn for tenancy or landlord services.

For the record, my review contains factual statements which I can evidence: bank payment records showing a £1,000 deposit paid on 28/03/2019, independent deposit‑scheme searches showing no protection, a formal legal demand dated 13/02/2026 and Special Delivery proof. I have filed a Money Claim Online (MCOL N9QZ655Q) and reported this matter to ActionFraud (RF26020123301C). I have also referred the matter to The Property Ombudsman, UKALA and Trading Standards for consideration. If Green Acorn can provide clear documentary evidence (deposit protection certificate showing the scheme name, registration reference and registration date for that tenancy) please publish it here or provide it to the court/the ombudsman/trading standards. Otherwise I stand by my review and will rely on my documents in the appropriate forums.
