PROPERTY OWNERS - BE CAUTIOUS! It's essential to review the experiences of other property owners before engaging with this service. Be wary of guest reviews that may be incentivized. Positive feedback from property owners is mostly pre-2019; anything after has been rated poorly. This company has a history of scamming individuals, relying on fabricated guest reviews. A warning sign is a company that does not easily provide contact information! As property managers, this service CANNOT BE TRUSTED to effectively manage your property. Their focus is on profit, disregarding the efforts of those who pay them. They make promises they fail to keep and treat clients poorly. The culture appears to be about making grand statements without delivering. Missed commitments are frequent. Many owners have reported that the service will ignore you, the one investing significant amounts annually. Their DISRESPECT starts at the management level and extends to the support team. Key points for property owners considering this service: 1. Financial Concerns - If you value your investment, you must monitor them closely; otherwise, they may exploit you as they did to me and others. They have taken fees from canceled bookings without explanation. They claim to refund guests without evidence of complaints, providing only vague screenshots that may not pertain to your property. They overcharge for repairs; for example, $150 to replace a light bulb! They often say claims aren’t being processed by the platform but won’t clarify why. In some instances, I was informed that no claims had been submitted by their team, leaving me to cover the costs due to their negligence. You’ll be fortunate to break even with this service managing your property. 2. Lack of Competence - I opted out of their restocking fee plan, and they assured me that their on-site team would provide updates for restocking items. Yet again, this promise was broken. My unit often ran low on supplies until the last moment, forcing me to either make last-minute trips (which isn’t feasible for me) or pay inflated prices from local stores when guests complained, along with covering their staff costs to restock. Repairs remain unattended, leading them to offer refunds to guests for inconveniences. They do not submit damage claims, leaving you to replace items. Everything they handle seems to deteriorate. ROI? Forget it! You might as well bid farewell to your hard-earned money. 3. The service will avoid addressing problematic guests, even if they damage your property. They refrain from leaving negative feedback or lodging complaints with the platform. Instead, they have refunded troublesome guests and charged me extra for cleaning. 4. Their cleaning staff is supposed to report damage or missing items, but they consistently fail to do so. They ignore issues until a guest complains or I personally visit the property to point them out. Since they often do not submit claims for damages to the platform, this is yet another blow to your supposed profit. Avoid investing in expensive items, as they likely won’t be present once you part ways with the service. And if you seek answers from them... as many property owners have noted... prepare for complete silence. 5. They position themselves as the Host when creating accounts - your property listing will belong to them, not you. Only they can make changes and access interactions with the platform and guests. Once you terminate the service, you lose all rights to the listing and its data. They benefit from positive reviews at your expense. You will need to start anew if you wish to continue renting your property, losing your ratings and reviews in the process. They neglect to disclose this when signing you up. SUMMARY: If, after considering this and numerous other property owners' reviews, you still choose to engage with this service, it suggests a lack of self-respect, an acceptance of being sidelined and exploited, and an abundance of funds you don’t mind mismanaging.
