Property owners, be cautious!

PROPERTY OWNERS - CAUTION! It's crucial to review experiences from other property owners before engaging with this service. Be wary of reviews from "guests" which may be incentivized. Positive reviews from property owners date back to before 2019; everything since has been rated poorly. This company has a history of scamming individuals, relying on fabricated guest reviews as their only strategy. A red flag is a company that does not readily provide contact information! As property managers, this service CANNOT BE RELIED UPON to manage your property effectively. Their primary concern is their profit, disregarding the hard work of those who pay them. They make promises they fail to keep and treat their clients poorly. The culture here seems to be about making grand statements without delivering. Missed commitments are common. Many owners have reported that the service will ignore you, the one investing thousands annually. Their DISRESPECT starts at the management level and permeates through to the support team. Key points for property owners considering this service: 1. Financial Concerns - If you value your investment, you must monitor them closely; otherwise, they may exploit you like they did to me and others. They have taken fees from canceled bookings without any explanation. They claim to refund guests without evidence of complaints, providing only vague screenshots that may not pertain to your property. They overcharge for repairs; for instance, $150 just to replace a light bulb! They keep saying that claims are not being paid by the platform, but won’t clarify why. In some cases, I was told that no claims had ever been submitted by their team; so once again, I'm out of pocket for their neglect. You’ll be lucky to break even with this service managing your property. 2. They are incompetent - I decided not to go with their restocking fee plan, and they assured me that their on-the-ground team would provide regular updates so that I could have items restocked. Yet another broken promise. My unit's stock often went unfilled until the last minute, so then I either had to run out to restock (I live a couple of hours away, so not an option) or you'll have to pay higher prices from local convenience stores when guests complain, and also pay for their staff to go out and pick up the supplies. Repairs won't get done, so they 'refund guests' for inconvenience. They will not submit damage claims, so you're left replacing items. Everything these people touch turns to garbage. ROI? Ha! You might as well say goodbye to your hard-earned cash. 3. This service will refuse to deal with bad guests, even if they trash your place or if they're a problem. They will not leave a bad review or complain to the platform. Instead, they've given my bad guests a 'refund' and charged me (not the bad guest) extra to clean the condo. 4. Their cleaners are supposed to take photos and notify the service about damage or missing items, but they've never done this. They just ignore it until another guest complains or I have visited the property and pointed it out. And since they often don't submit claims for damage or missing items to the platform, so yet another hit to your so-called profit. So don't buy expensive items, because they won't be there once you've fired the service. And if you try to get answers from them.... as every other property owner has said.... the silence is deafening. 5. They put themselves as Host when setting up accounts - the listing for YOUR property won't belong to you, it will belong to them. Only they can make changes and see interactions with the platform and guests. You will have no rights to the listing and data once you decide to fire them. They get the benefits of the good reviews at your expense. So you'll have to start from scratch if you want to continue offering your property as a rental and will lose your stars and your reviews. They don't mention any of this when they sign you up. SUMMARY: If after reading this and all of the other property owners' reviews here and elsewhere on the internet, you STILL decide to hire this service, then I can only surmise that you have zero self-esteem, you like being stonewalled and taken advantage of, and you have so much money that you don't care if your funds are misappropriated.

ROI? Forget it! You might as well bid farewell to your hard-earned money. 3. The service will avoid addressing problematic guests, even if they damage your property. They refrain from leaving negative feedback or lodging complaints with the platform. Instead, they have refunded troublesome guests and charged me extra for cleaning. 4. Their cleaning staff is supposed to report damage or missing items, but they consistently fail to do so. They ignore issues until a guest complains or I personally visit the property to point them out. Since they often do not submit claims for damages to the platform, this is yet another blow to your supposed profit. Avoid investing in expensive items, as they likely won’t be present once you part ways with the service. And if you seek answers from them... as many property owners have noted... prepare for complete silence. 5. They position themselves as the Host when creating accounts - your property listing will belong to them, not you. Only they can make changes and access interactions with the platform and guests. Once you terminate the service, you lose all rights to the listing and its data. They benefit from positive reviews at your expense. You will need to start anew if you wish to continue renting your property, losing your ratings and reviews in the process. They neglect to disclose this when signing you up. SUMMARY: If, after considering this and numerous other property owners' reviews, you still choose to engage with this service, it suggests a lack of self-respect, an acceptance of being sidelined and exploited, and an abundance of funds you don’t mind mismanaging.

This property management company has been handling the rental, cleaning, and maintenance of my apartment since 2019. I continue to use their services and plan to do so for the next 30 years. They offer excellent customer service and consistently go above and beyond to meet my needs. 10/10.

Fantastic accommodation in Seattle

The view of the city skyline and Mount Rainier from the kitchen and deck is breathtaking. We were fortunate enough to witness the full moon rising over the city each night, which was truly remarkable. The location is excellent, with nearby options like a bakery and various dining and shopping venues just minutes away. A short walk leads to a local grocery store and a shopping area with coffee shops and restaurants. The hill behind the property offers a stunning view and is also a great play area for children. The house itself is spacious, perfect for family gatherings, accommodating friends and relatives comfortably. The gym was a hit with my sons, who spent hours there, and the pinball machine was also a favorite. The bathrooms had great water pressure in the showers and plenty of natural light. Five stars.
