PROPERTY OWNERS - CAUTION! It's crucial to review experiences from other property owners before engaging with this service. Be wary of reviews from "guests" which may be incentivized. Positive reviews from property owners date back to before 2019; everything since has been rated poorly. This company has a history of scamming individuals, relying on fabricated guest reviews as their only strategy. A red flag is a company that does not readily provide contact information! As property managers, this service CANNOT BE RELIED UPON to manage your property effectively. Their primary concern is their profit, disregarding the hard work of those who pay them. They make promises they fail to keep and treat their clients poorly. The culture here seems to be about making grand statements without delivering. Missed commitments are common. Many owners have reported that the service will ignore you, the one investing thousands annually. Their DISRESPECT starts at the management level and permeates through to the support team. Key points for property owners considering this service: 1. Financial Concerns - If you value your investment, you must monitor them closely; otherwise, they may exploit you like they did to me and others. They have taken fees from canceled bookings without any explanation. They claim to refund guests without evidence of complaints, providing only vague screenshots that may not pertain to your property. They overcharge for repairs; for instance, $150 just to replace a light bulb! They keep saying that claims are not being paid by the platform, but won’t clarify why. In some cases, I was told that no claims had ever been submitted by their team; so once again, I'm out of pocket for their neglect. You’ll be lucky to break even with this service managing your property. 2. They are incompetent - I decided not to go with their restocking fee plan, and they assured me that their on-the-ground team would provide regular updates so that I could have items restocked. Yet another broken promise. My unit's stock often went unfilled until the last minute, so then I either had to run out to restock (I live a couple of hours away, so not an option) or you'll have to pay higher prices from local convenience stores when guests complain, and also pay for their staff to go out and pick up the supplies. Repairs won't get done, so they 'refund guests' for inconvenience. They will not submit damage claims, so you're left replacing items. Everything these people touch turns to garbage. ROI? Ha! You might as well say goodbye to your hard-earned cash. 3. This service will refuse to deal with bad guests, even if they trash your place or if they're a problem. They will not leave a bad review or complain to the platform. Instead, they've given my bad guests a 'refund' and charged me (not the bad guest) extra to clean the condo. 4. Their cleaners are supposed to take photos and notify the service about damage or missing items, but they've never done this. They just ignore it until another guest complains or I have visited the property and pointed it out. And since they often don't submit claims for damage or missing items to the platform, so yet another hit to your so-called profit. So don't buy expensive items, because they won't be there once you've fired the service. And if you try to get answers from them.... as every other property owner has said.... the silence is deafening. 5. They put themselves as Host when setting up accounts - the listing for YOUR property won't belong to you, it will belong to them. Only they can make changes and see interactions with the platform and guests. You will have no rights to the listing and data once you decide to fire them. They get the benefits of the good reviews at your expense. So you'll have to start from scratch if you want to continue offering your property as a rental and will lose your stars and your reviews. They don't mention any of this when they sign you up. SUMMARY: If after reading this and all of the other property owners' reviews here and elsewhere on the internet, you STILL decide to hire this service, then I can only surmise that you have zero self-esteem, you like being stonewalled and taken advantage of, and you have so much money that you don't care if your funds are misappropriated.
