I am writing to provide feedback on the Level 2 survey I recently commissioned.While the report was delivered on time, I was disappointed with the overall value and scope of the service in relation to the fee charged (£700). The inspection felt largely limited to a visual overview, with many key elements that are important for a buyer’s decision-making explicitly stated as being outside the scope of the survey.In particular, the report did not cover or assess:Heating systems and boiler conditionPlumbing and pipeworkGas installation and safetyFireplace and flue conditionInternal services beyond visual inspectionThese exclusions significantly reduced the usefulness of the report for a property purchase decision, especially as these are major cost and safety considerations for buyers. The findings largely reiterated visible aspects of the property without providing deeper insight into the condition or potential underlying issues.Given the age of the property, I had expected a more meaningful level of assessment or clearer guidance on risks, rather than repeated disclaimers stating that specialist inspections would be required. As a result, the survey did not add sufficient value beyond what could reasonably be observed during a viewing.At the price point charged, I believe the service should offer more substantive analysis or clearer differentiation from a basic visual inspection. Unfortunately, I did not feel that the cost was justified by the depth or coverage of the report provided.I hope this feedback is taken constructively and helps improve clarity around expectations and value for future customers.
