This agent is not a good choice for landlords, especially in a fast-moving rental market. The staff were unresponsive and unprofessional, lacking effective communication. During our move-out, we presented a tenant ready to move in immediately on a 12-month contract at a higher rent than what the agent had accepted. This could have avoided any vacancy and increased income for the landlord. However, the agent refused to reconsider, even though the accepted applicant had not paid a holding deposit or engaged further after the offer (there's an inefficient waiting period of three days in this market to consider other offers). The agent relied on vague references to regulations instead of exercising judgment or prioritizing the landlord’s financial interests. There was no flexibility, commercial insight, or urgency. The entire vacating process was very stressful and highlighted the agent’s misuse of the break clause under previous tenancy rules. Despite the tenancy act prohibiting cleaning charges to tenants, they unlawfully deducted significant fees and additional unrelated claims from our deposit. Landlords need proactive and decisive agents. This service does not fulfill that requirement, and I strongly advise landlords to steer clear if they care about their rental income, compliance, and efficiency.
