Not a trustworthy agent for landlords

This agent is not suitable for landlords, particularly in a competitive rental market. The staff were unresponsive and unprofessional, lacking proper communication. During our move-out, we presented a tenant ready to move in immediately on a 12-month contract at a higher rent than what the agent had accepted. This would have resulted in no vacancy period and increased income for the landlord. However, the agent refused to reconsider, even though the accepted applicant had not paid a holding deposit or engaged further after their offer (there's an inefficient waiting period of three days in this market to consider other offers). The agent relied on vague references to regulations instead of exercising judgment or prioritizing the landlord’s financial interests. There was a complete lack of flexibility, commercial insight, and urgency. The entire process of vacating was incredibly stressful and highlighted the agent’s misuse of the break clause under previous tenancy rules. Although the tenancy act prohibits charging cleaning fees to tenants, they unlawfully deducted significant professional cleaning fees and additional unrelated claims from our deposit. Landlords require proactive and decisive agents. This service does not meet those needs. I strongly recommend that landlords avoid this agent if they value their rental income, compliance, and efficiency.

Excellent experience with let-only services

I have used the let-only advertising and EPC services a few times and received great service each time. The online booking system for prospective tenants and landlords is straightforward and user-friendly. Tenant referencing was completed in just 36 hours! Frustrating communication issues

I experienced poor communication and a lack of accountability. I made an offer on a property through the service; my offer was accepted, deposit taken, and references completed. However, due to my delay in providing a guarantor, my offer was rejected because the landlord changed her mind. After I requested some modifications before moving in, like the removal of a breakfast bar and a deep clean, I felt penalized for the lack of communication. I believe waiting a day for a response is unacceptable. Yes, I will get my deposit back, but I would never recommend or use this service again! I also asked to speak to a manager and was misled about who the owner was. Avoid this service; it's a waste of time and energy!
