I’d had an interest in living in Caerleon, Gwent for some time and imagine my excitement when I thought I’d found my dream home on Yopa. Following a viewing I put in an offer based upon the fact the property had recently been renovated and had a stunning view of the river Usk and Caerleon town. Due to the age of the house (1920s) and obvious recent renovation work I asked Meadow Consultants to undertake a full Structural Survey. While on the face of it the cost was high, the survey proved to be worth every penny. So thorough was the review that numerous issues/risks were identified. I already knew that the property disposed of its untreated foul waste directly into the river Usk but the survey identified problems with non-compliance with building regs, poor building practices and numerous other safety/environmental hazards. Whilst the Vendor wasn’t prepared to negotiate any significant savings I also realised for myself that the Vendor had come in and done a quick and nasty makeover. The purchase never went ahead. Please note it’s worth paying a little more for a RICS L3 Full Structural Survey of an older property because it can give you ammunition to renegotiate or save you plenty of heartache going forward when the costs to bring it up to standard are well in excess of what you can afford.
