The service started out reasonably well, but after the first year, everything took a turn for the worse—quickly. They lack transparency, communicate poorly, and many of their staff seem ill-equipped to manage properties. I used this service for three years due to my property being out of state, and during that time, I lost a significant amount of money, time, and trust. Here are some of the major issues I encountered: 1. Unauthorized changes and excessive charges They installed a smart lock without my consent and discarded my original locks. Then, they charged me $350 for a lock that retails for about $90, which takes only 10 minutes to install. Unacceptable. 2. Pet rent concerns My tenant had two large dogs, and the service collected pet rent each month—but I never received any of it. When I inquired, they claimed it was for a pet insurance program that supposedly covers up to $2,500 in damages. However, when the tenant moved out, the yard was in ruins—damaged plants, grass, and waste everywhere. After much back and forth, they informed me that none of this was covered. What was I paying for? 3. Mishandled security deposit They released the tenant’s security deposit before I could conduct my own inspection or get estimates from my contractors. Their inspection claimed over $4.5K in repairs, but the deposit was only $3K. I brought in my own contractor who estimated the work at $3K, but when I mentioned using my vendor, they suddenly said 50% of the deposit had already been released to the tenant. Convenient. 4. Unauthorized repairs under the approval limit They repeatedly billed me for repairs just below my approval threshold (< $500), including repairs that never took place. For instance, my tenant contacted me directly about an AC issue, and I sent my technician who fixed it for $99. Yet, they later billed me $240 for a repair they never did and deducted it from my reserves. 5. Continued billing after termination Even after I terminated their services, they still attempted to bill me for repairs and utilities three months later. This alone indicates a high level of disorganization. 6. Unsupervised showings For showings, they shared the smart-lock code with “prospective tenants” via text and email, allowing unsupervised self-tours. Even worse, the code remained unchanged for months, leading to two break-ins while the property was vacant, likely due to this unsecured process. 7. Failure to list my property They never listed my property on the MLS. I found this out only after a neighbor mentioned someone was interested. When I contacted that person’s realtor, they confirmed there was no listing, which directly impacted my ability to secure a qualified tenant promptly. I usually don’t write negative reviews, but this one is well-deserved. The bottom line is this: The best day was when I let them go. If you’re an investor—especially managing property from a distance—steer clear of this service. Honestly, if my property were local, I would have never hired them in the first place.
