The report they did on our property was completely over the top. Prior to each section stating no issues in satisfactory condition, there was a number of alarmist statements of what could happen for a house this age. Even down to photographing 4 leaves on a ivy near a boundary as an issue, also stating a cement roof (recently installed) could have abestos. Sadly the alarmist way in which the report was written, despite references to state no significant issues and in expected condition, has lead to a loss of the sale. Even marking down no mains smoke alarm (despite battery ones in place with 10yr batteries) in a single story 4 room bungalow with 3 exit doors. Also referencing current building regulations to highlight deficiencies, despite the property being built in 1960 and with no requirement to comply with current regulations
