My new experience with Probuild360... On the 24th January 2026 Probuild360 has attempted for the THIRD time to remove my review of my genuine experience with their company from the Google review platform.
This time they had it removed based on "the quality of the pictures" we uploaded. Over the last two weeks Probuild360 had my review flagged and removed by Google, on any trivial excuse they could "trick" Google to have it removed for.
The first time Probuild360 claimed "impersonation "- they flagged the review, it was removed, I appealed, I won the appeal, the review was republished on Google platform. The second time, Probuild360 had it flagged and removed for "repetition". Again I appealed, won, and the review was re instated. The third the time, Probuild360 is attempting to have the review removed based on "inadequate quality of the photos uploaded".

From my own experience, it has become abundantly clear that Probuild360 actively, fiercely and aggressively has negative reviews removed from all on-line review platforms.
This is NOT the same as fake reviews being removed, or reviews being removed because they were found to be untruthful.
This is a company that actively has genuine reviews removed, finding "technicalities" or loopholes... and from my own experience, intimidation towards the reviewer.

My new experience with Probuild360... Probuild gets negative reviews removed.. and continues to defend their low construction standards fo

Probuild360 have attempted to remove my factual review dated 3/12/2025 claiming defamation. It can be seen on Trustpilot’s website under review- probuild360.co.uk- transparency that PB had negative reviews removed from Trustpilot. Reviews were removed Not because Trustpilot had concluded they were untrue or wrongful as such, but because the reviewers did not respond to Probuild’s challenge that “Trustpilot’s guidelines were not followed”. Having just gone through this myself, it is my opinion that some reviewers would find the whole process of replying, a little confusing and with Probuild’s accusations of defamation, I can see how normal people, could feel intimidated to back off. Probuild has made a new statement: “If the issues described genuinely existed, they would have been raised at the time. Building Control did not identify any such failings during construction, aside from minor routine items typical of works in progress.” It is not Building Control’s neither role nor responsibility to raise these failings to Probuild. Probuild, making this statement, within this context, to members of the public, who wouldn’t normally have a deeper understanding of the role of Building Control is, in my opinion, intentionally misleading. PB’s comments have been presented to the Director of the Building Control Company involved with the project at the time. The director (BSc MRICS FCABE) has clarified; ”The Building Control Inspector has not issued a certification of compliance for Probuild’s work. “Probuild cannot remove their responsibility by simply suggesting that if the Building Inspector did not raise anything, then that per se, makes the work compliant.“ “The lack of a comment from a Building Inspector during progressive works does not mean that the work is compliant. You will note the wording in our site inspection record where it states that “it does not constitute evidence that the building regulations have been complied with” “.He further comments on the project: “I would agree that the Inspector could have identified any locations where padstones did not match the structural engineer’s design and requested that confirmation of any variations from the design be submitted by the Engineer. Whilst this is not essential for performance of his statutory function, it would have allowed you, as the applicant, to have visibility of a potential problem. This, in no way, alters the responsibility of the contractor for any noncompliance but it would have provided a better level of service to you, as the applicant.” Probuild is making another new claim; “ The fact that it has taken nearly five years for the clients to seek out individuals willing to comment retrospectively speaks for itself. Most clients address concerns promptly and logically. “Probuild’s statement is factually untrue. There have indeed been multiple professionals (structural engineers, chartered surveyor, drainage consultant), that not only “were willing to comment” but have provided relevant official reports to them. We promptly reported issues to Probuild. When Probuild ignored or dismissed us, we followed a logical successive escalation to higher level experts, as again PB either ignored or dismissed or disputed their reports. This has been a long process, because of Probuild, not us, unfortunately continuing to this date. To support our statement above, and as it is not possible to provide a full report of everything that transpired to date here, we choose a specific element of the project, the new roof, to demonstrate.We promptly notified PB that there were issues with their newly installed roof. PB replied there is nothing substantially wrong with it, and were hostile to us for suggesting there could possibly be a problem. So, we asked the official roof product company’s inspector to review PB’s work. He has provided PB with an official report, describing extensive delamination, defects and concluding their installation is dissatisfactory. PB rejected his independent report. PB were also dishonest in reassuring us, that their subcontractor was willing to provide a warranty for their installation, for us to discover that their subcontractor had already folded months ago. So, we had to escalate to a higher level expert. A court approved chartered surveyor provided his report on PB’s roof installation, concluding that it has Not been installed with adequate skill and care. Although, it is not understood why PB is suggesting that checking their construction work and reporting to them "promptly" is in any way my responsibility in the first place? PB did Not construct a whole foundation (quoted and billed for), But it is My fault? for not spotting and reporting it?

Highly Recommended. Excellent experience.

Very highly recommended. Took the time to listen and explain things in an easy to understand way and noted what is important to us. They advised us of the advantages/disadvantages and all the necessary procedures necessary for the project.

Don't waste your time

I initially contacted Probuild with high hopes and the full intention of using them. I even told them up front that they were our first choice. It took me a few chasers to get them to look at my extension plans but nothing too terrible. They gave me a range quote and said they would give the full quote once we had our structural drawings/calculations in place. We provided those on 7th August but had no reply. Chased it up on 13th August and were told we would have the final quote week of 18th August. The week came and went with no contact so I chased again on 27th August and 1st September with no response either time. As a final attempt, I called on 12th September and was told that the director would look at the plans over the weekend and 100% get me a quote on Monday. Guess what...when I called on Monday I was told he hadn't even looked at my email until that day. Now I've been told I'd need to wait another week, despite them dropping the ball for over a month so far. The director, Bahram, has completely dodged giving any apology for the service. We've gone elsewhere. Given how they behave before they have your business, I dread to think how it would be once you were stuck with them! Perhaps spending more time responding to emails/calls and less time writing long and aggressive replies to reviews would result in fewer poor reviews.Edit following ProBuild’s reply: I fully expected to get a reply calling me a liar given this appears to be the case with every poor review. Unfortunately for Probuild I do have the evidence, showing that I was promised a quote weeks ago that never came to fruition, despite chasing several times. It is not possible to upload photos on Trustpilot, but please feel free to go look at my Google review, where I have included screenshots of the emails. To be clear, I approached the director Bahram with all of this information and dates first in the hopes that I would receive a genuine apology for the poor service and we could work together to make it right. The email they’ve quoted in their reply is the email I got back. This does not do anything to take accountability for the fact that I was waiting for a quote for well over a month. To double down now and call me a liar just shows what kind of people they are.

Pro build 360… They deliver

Pro build 360… The most appropriate company name I've come across in quite a while. We used this team of professionals to partially renovate and extend our tired old 1930’s semi. Having a need to get the job done quickly and efficiently and having poor knowledge of the industry as a whole, we decided to go with what we hoped was a safe pair of hands to take the project from start to finish. From the first meeting with Bahram though to the architect, office manager and various department heads, all the guys and girls were warm, personable and great communicators. This professional team made the experience easy for us, they completed on time and to a high standard. They were also considerate to neighbours and very tidy!! Obviously this level of service comes at a premium but you really do get what you pay for. Special mentions for Matt Harris - top man, down to earth and didn't mind all our stupid questions! (There were many), Alexandrea Major - nailed our Kitchen design with minimum of fuss and Callum the head chippy. We also feel it's worth noting that despite our project been very small by pro build standards, we were never made to feel like our project was any less important. There must be a consistency of high service delivery standards ingrained in this company. Thanks to all at PB 360.

A fantastic team

We moved into our home eight years ago with the plan to extend and remodel, but life got in the way after having a child. We always knew we wanted to make the house work better for our family, but couldn't find anything on the market that suited us. So, we decided to make our home work for us.Our main goal was to create more space downstairs, with a larger kitchen and an open-plan living area. We also wanted space for work and leisure, including a dedicated area for our daughter’s music practice.We found ProBuild360 through local ads and recommendations from friends and family. We were particularly impressed after seeing a neighbour’s renovation project and hearing how highly they spoke of ProBuild360. We wanted a partner who could manage the whole process from start to finish, as we knew we wouldn't be able to do it ourselves.DIY was no longer an option for us, and we both agreed it was time to bring in professionals. ProBuild360’s all-in-one service really appealed to us.We’d heard horror stories about building projects dragging on, but ProBuild360’s approach was different. They took ownership of the entire process and completed the project on time, which was such a relief compared to some of the never-ending projects we’d seen nearby.ProBuild360 also paid attention to the little details, like symmetry and proportions, ensuring that everything worked together perfectly. We had a rough idea of what we wanted, but they helped refine it, offering expert advice when we were uncertain. They were fantastic at visualising how everything would come together, even when we weren’t sure ourselves.The interior design team, led by David, was integral to the whole process. His confidence in his ideas and style convinced us of things we hadn’t thought about before. He kept us well-informed throughout, explaining every appliance and piece of furniture that would be installed. They even invited us to their showroom, which we were really impressed by. It gave us so many ideas, especially for the worktops and pantries we wanted in our kitchen. Knowing that these could be supplied and fitted through them was a huge bonus.The whole team, including Wes, Matt & Max was excellent. They kept us updated throughout the project. Whenever we had a question or wanted to make a change, they were always available and happy to listen and solve any issues we had. They were always just a phone call or WhatsApp message away, which was a huge difference compared to other contractors we’ve worked with.What we appreciated most was the teamwork between all the specialists—externals, interiors, and electrics. Everyone was on the same page, which made the project smooth and fluid. We could talk to one person about interiors, and they would know exactly what was going on with the electrics and externals. This collaboration made everything easier and more efficient.The end result has completely exceeded our expectations. The light the space brings in, and how it connects the outside with the inside, has really given us a new way to live.Our neighbours were also very complimentary about the team. They were impressed by how tidy, polite, and professional the builders were.If I were to advise anyone starting a project, I’d say have a vision, know what you want to achieve, and definitely call ProBuild360. Do your research, find a reputable company, and make sure they take ownership of the project. You don’t want to be chasing different companies for the same issues.Managing the project ourselves wasn’t an option for us. We wanted a company that would take responsibility for everything and guide us through the process. I would highly recommend ProBuild360—they really took care of everything and the quality of the finish was fantastic. The team finished everything to a high standard, and we couldn’t be happier with the result.

A great experience

In 2017, we purchased our home as a new build with the vision of expanding it to suit our growing family. We loved the space at the back of the house, which set the foundation for our future plans. However, the initial layout didn’t quite meet our needs for hosting gatherings and family events, so the idea of extending the house gradually took shape. We envisioned a large, open space with high ceilings that would feel inviting, especially when entertaining guests.We began our search for the right company to bring this vision to life, and during the lockdown period, I discovered ProBuild360 on Instagram. ProBuild Edinburgh Repaird damages render on Chimney and pots

ProBuild Edinburgh replaced render on half of our chimney as well as pointing out and tending to loose chimney pots and other little bits that other trades people had overlooked. They were very professional and polite at all times and price good.
