The keep pushing distribution to next quarter and they've been saying that for years now. Getting your money out is impossible and the financial projections look like a joke at this point. Honestly, I wouldn't be surprised if they end up going out of business.

Over the past 10 years all of my personal real estate has grown and cash flowed. My RealtyMogul investments have steadily gone down in value each quarter. It's been 4 years since I first requested to get my funds back (10 years invested). As others have said, at this rate it will be another 10+ years before I get my capital back. What a joke, don't buy their marketing that you are somehow getting to invest like the pros do. You will have ZERO control over your money once you send it to them and likely will never see it again. Returns they do provide are paltry. If you want real estate investments, there is not short cut, you must do it yourself.The only reason anyone should invest in RM I presume is if it helps us earlier investors get our money back sooner.
I submitted a request to get my money back from the REIT. It's been FOUR YEARS, they still haven't given me all my money. FOUR YEARS!!! they give back what they want every quarter. Realty Mogul will never see any investments from me again, stay away from this company at all cost. You'll waste your time and they'll hold your money as they please.
I would give it 0 out of 10 stars. There returns are minimal, so there are a lot of repurchase requests, which means that they come no where near the up to 25% quarterly repurchase under the contract. Instead, it is more like 2.5% quarterly, and even then, I only get repurchases every other quarter. At this rate, it will take me 40 years to get my money back.

This critical difference was never made clear up front and creates a misleading impression of how accessible funds would be.Three years into submitting a redemption request, only a portion has been honored, and the remainder has been left outstanding with no clear timeline. Communication has been vague, and RealtyMogul has failed to provide accountability.Prospective investors should know that liquidity is not guaranteed, and redemption requests may be delayed indefinitely. The gap between the advertised 25% quarterly guideline and the actual 5% annual cap is a serious red flag.
I echo all the negative comments about trying to get my investment back from RealtyMogul. I have been battling with them for about two years now trying to pull my money out. With there buyback formulas, like everyone has mentioned, it will be many many years before liquidation. I agree that their marketing has been deceptive and I question their honesty. I have already filed a complaint with SEC, however I have heard no response and I don't expect much to happen from that. I think a class action could maybe rattle their cage, but who knows. I would be willing to join.
Incredibly poor platform - stay FAR AWAY. They keep lying about when to expect distributions…. It’s always “next quarter” which they have been saying for 3 years. Impossible to get your money out. Financial projections provided are a joke. Would anticipate they will be out of business soon.
I invested 25K and although the company claims to give a distribution the NAV price per share goes down every month and I am actually losing money. 3K the first year. We need a law suit. No way real estate loses value so fast. The problem is the value of the share is not pinned to the stock market. They control the valuation price. When I realized this and reached 1 year in, I requested buy back. Now I am reading all these reviews it is disheartening. I thought after an additional one year (25% per quarter) I would the majority of my money back but I see people have been waiting more than 4 and still have not received their total investments back. It feels absolutely like a Ponzi scheme. A total scam and they are trying to string you along with monthly distributions but constantly cutting value of the shares. How can this happen in the U.S. after Bernie Madoff scam?
