All the reviews are on the front end, getting a policy and quote. This review is about how Obie’s crafty policy writing back fires in your face when you have a fire and need to make a claim if the property is tenanted. I have a second home in Palm desert. I rent it part time when I’m not there. The policy Glen Robert’s provided has a clause that says that coverage (tenants liability) for furnishings inside the unit are only available if the tenant causes the fire. What about the rest of the time? Tenant was using the dryer and a fire broke out on May 3,2025. He calls the fire dept who does more damage than the fire and they deem the cause as mechanical malfunction. Contacted Glen multiple times for assistance, his only reply is he does not have access to policy once it’s sold. So now Obie’s underwriter (they have multiple and it’s a three ring circus) won’t cover the cost of pack out or cleaning or replacement of my brand new furnishings because they say the tenant didn’t cause the fire. Obie is unethical and not transparent. I was up front and told Glen that my condo is furnished with my furnishings and that it is rented part of the year and now I’m left holding the bag on all the costs related to pack out and cleaning or replacement of my furniture. Unbelievable. It’s September and my place is still sitting ripped apart and still fighting with the desk adjusters to get things moving. Only after I wrote a negative better business bureau review did I get some movement. I won’t be renewing my policy in December as it’s been the worst experience of my life dealing with Obie, Arcana, Alacrity, and Trisura. Run in the opposite direction!!!

Obie Has Lost It's Way - RUN

I switched to Obie a few years back and I was very happy- good service, easy platform, competitive price. That's over now. I recently did a BRRR and it was a nightmare. First the guy quotes me a $9k premium on a $500k house with with $50k cosmetic renovation. I said no way. He comes back with a $5k Policy. Fine. Then when rented I needed a new policy- no problem he says we can just endorse your builders risk over- AGAIN, I had to be like- ah- NO, different carriers have different appetites, please shop it. Finds another carrier, price a little high at about $3,600 but OK. THEN, my lender happened to have a different Obie contact, she slips in an unknown $5k premium Policy I almost got saddled with until I noticed it and said no...then proceeds to tell me I need a "commercial package" and it is more expensive than a "landlord" package- I ask for clarification as it is a 3-fam not 5+ - she could not provide an answer and instead just corrected it back to the $3,600...actually they lowered my coverage to the loan amount (lower than I asked for) and it was like $3,100- after all this nonsense I just went to a local agent and got better coverage at a better price. ALSO, I have another 5-Unit Policy with them which somehow disappeared from my account on the Obie web page...no problem things happen, they have a box specifically for this on their website so I guess it is a frequent error with which they like to confuse their customers. Literally says on the Portal "Don't see your policy? Let us grab it for you! Click the chat icon..." Chat was unable to help...2 weeks later I get an email form Obie with a bologna excuse as to why they can't populate my policy in my account on my Obie dashboard of policies. As I said, run, they have fallen apart. Investors need to be able to access carriers direct via tech and realize savings bc we often know more than the agents, and the agents have a conflict of interest in as much as they want to sell you the highest premium to earn the highest commission. I feel like Obie WAS trying to do Insurance via tech, but somehow it got messed up by agents...Someone else needs to step up, or step-in to this space...Good Luck my fellow RE Investors!

Be upfront with you policy limitations.

I have a real estate investment company and, to close a property deal, needed a policy to cover a vacant property during renovations. Obie was given the particular details regarding the property and renovations at the very beginning. They never mentioned a policy limit of $50k for renovations. The policy was cancelled but I was left in limbo on my property deal. I went with another carrier and do not recommend Obie. Others may have better experiences, but mine was not satisfactory.

Effortless

Effortless. Receiving a quote and talking to a real person on my time was seamless. I was able to discuss my options via email as I work and am normally in meetings. The agent Trace worked with me in a timely manner and gave me numerous quotes and options based on my questions.

Getting a quote was one of the easiest…

Getting a quote was one of the easiest processes with Obie. I had shopped around and many of the other processes were more difficult. I also wasn't able to get an immediate quote with many other insurance companies. With Obie I got it immediately and within 5 mins I had purchased a policy. Couldn't have been any easier. I now have two landlord rental policies with Obie and I will be back! Ask for Nick Lewis. He went out of his way to help me each time.
