I would strongly caution anyone considering buying from X1 Developments.
I purchased an off-plan property at X1 Manchester Waters in July 2020, with a long-stop date of 31 December 2025. The project has stalled, and despite the deadline passing, my deposit has not been returned.
Even after my solicitor issued a formal rescission notice requesting a refund, X1 has not responded at all.
Deposits were not ring-fenced, leaving buyers in a very uncertain position.
This lack of communication and accountability is extremely concerning. I would urge anyone to carry out very careful due diligence before committing any funds.
