First time property investment…

My partner and I decided we needed some form of property investment as part of our portfolio. After some research we wanted to target areas likely to have strong capital growth over the coming years, and buy something likely to be low management from us. We came across Aspen Woolf looking for off plan apartments in Leeds, and after contacting them built a relationship with Luke Edwards. Luke was really great, answered all my questions (yes, including my difficult ones about internet hyperbole). Luke took the time to take us through all options verbally, shared progress photos of developments in build, Luke has a nice blend of giving information that helped us make our choice, without laying on a heavy sales pitch. We’ve since exchanged and should have a tenanted unit in Q1 2026. Fingers crossed it’s a good investment and that we can add to the first one in the future if it works out!

Invesment assistance with customer focus

I have used Aspen Woolf for our initial investment a couple of years ago. This year, my parents, who live abroad, wanted to invest in the UK. The sales team (Ruzel) listened to our criteria and provided various options for us to consider. Throughout the selection and decision process, Ruzel was always ready to assist and support us. During the contract finalisation, Hillary also made sure all parties were doing their job on time to avoid any delays in the contract agreement. We have been extremely pleased with our experience. I am sure we will call Ruzel back again when my parents plans to invest in UK again. Thanks

the projects were and have been delayed , but this will work out better in the long run . unfortunatley did have to give up some equity ,unforseen changes in building costs and delays , in the changing property platform in the UK , Aspen Woolfand the team , are constantly overseeing the build ,with full updates , they have a full team , that covers every aspect , more then helpfull, My special thanks to RUZEL IN SALES , AND MATHEW . DIRECTOR, 35 YEARS IN FINANCE,FOR THIER HELP AND SUPPORT . as an overseas invester working with diffrent time zones is not a problam for them .The selection of the types of projects is very good and comprehensive . Something for everone , no matter your budjet .currantly awaiting the completion of 4 units .

AVOID

AVOID - George’s house WakefieldSeemed great at first, missed the dead line of completing and rushed to complete the long stop date. Which was fine 3 days before Xmas with no chance of getting tenants until mid jan.The apartments were far from finished snagging everywhere, communal areas dangerous and no lift for the first 5 months. Rushed to find funds so I didn’t get a penalty charged now 9 months in it still can’t be mortgaged.AVOID AT ALL COSTS NO CUSTOMER CARE get money and gone.

Mis-sold, misled, and £38,369.50 out of pocket! - BUYERS BEWARE

Aspen Woolf (Agent) for Priestley Homes (Developer), based in Leeds. Aspen Woolf mis-sold me an apartment that was NOT as described and refused to accept any responsibility for this not-so-small or insignificant oversight.With all due respect, I based my decision to proceed on incorrect information provided by Aspen Woolf. Yes, I indeed entered a legal contract with Priestley, but one crucial point is not addressed here: I signed these legal documents believing I was purchasing an apartment of 45m2, but I have since found out from the Leeds City Council that the planning permission submitted was for 37.45m2. There is NO MISINFORMATION in my review. My review is totally FACTUAL. Please enlighten me: was it Priestley Homes who made that initial mistake or was it Aspen Woolf? Maybe it was a typo 37.45m2 - 45m2 (missing the 37 completely out?)Leeds City Council's Legal Department confirmed that from the original plans submitted by Priestley Homes, the apartment was intended to be 37.45 m2. Very strange, right?Fact: Aspen Woolf sold me a 45 m2 apartment.Fact: Priestley Homes confirmed with the council that the apartment was only intended to be 37:45 m2.That's not just a mistake - it's a serious MISREPRESENTATION. Yes, I signed a legal contract believing I was buying that 45 m2 apartment. Correct that Aspen Woolf has made it extremely difficult to express my truth by flagging mine (and others') reviews.If you are reading this and have found yourself having similar issues. Don't give up, you can tweak it and repost it, the Trustpilot team is very fair, their integrity team will establish whether anything needs to be changed so that it's completely fair. Ultimately, this allows other people to stay informed.Despite these clear issues, Priestley Homes has retained my full deposit. Aspen Woolf admitted they handed my £5000 reservation fee over to the developer and kept a £1,000 administration fee on top of my deposit. They offered to refund only the admin fee as a full and final settlement - a token gesture, I refused.In my view, they got me into this by mis-selling me something that did not match the reality, introducing me to developers with concerning backgrounds, and failing in their duty of care.I am now £38,369.50 out of pocket, including legal costs. I later discovered publicly recorded information about the developer's whole family that I wish I had known earlier.I have also learnt that mine and many other buyers have had their flats seriously UNDERVALUED, anything from £42000 (mine) to £60000+. This is a pattern, NOT JUST bad luck!Think twice before dealing with Aspen Woolf or Priestley Homes. Check EVERYTHING.Get independent legal advice, not just the one they recommend, and PLEASE don't fall into the same trap.My experience has been distressing, I later became aware that other buyers from this and other developments have reported similar concerns, which they are sharing online and through other public channels.If you are in a similar situation, please know you are not alone. Thank you for reading this, I hope my experience helps others make fully informed decisions.. Remember, you are not alone.
