18/3 Thank you for your reply. If only this company had surveyed my house as thoroughly as it has researched my Trust Pilot history! Rather like the building survey I recieved, your review missed the fact that nearly half of my 40 reviews over 11 years were very positive.
I also don't think we would be needing this conversation if you had crafted your responses to my basic questions as carefully as you craft a mail for the public.
You did indeed identify some minor cracks in the brickwork of no concern. But you clearly missed the 1ft by 1ft crack and loose bricks above a downstairs window. You noted and photographed much less significant issues, and to imply you identified this but didn't highlight it is simply disingenuous. Yes, it's not a lot of money to fix, but you are aware that my questions related to a potentially bigger concern.
Potential clients should be aware that the 'furniture, and floor coverings' that you state were obscuring your assessment, don't actually exist. I can happily post a photo if useful. (Theres not a single carpet or rug in the house!).
Altogether, a professional service, would include not being affronted when clients who have spent good money with you, have concerns about their property and ask straightforward questions of the surveyor.
Our email exchange started with you saying if there was a significant problem with the flooring you would have noticed it, to finally acknowledging it was out of normal range and you actually didn't notice it. Something that was in plane sight on both floors.
I was initially reasonably pleased with the survey - although it would be much simpler to read if it didn't include so much padding in general information regards maintenance etc.
However, a few weeks into the property, and it is evident that two significant things were missed that should have been identified. The response to me trying to clarify this has been nothing short of evasive and contradictory. The surveyor stated that I should have identified these problems when viewing the house, even though I was paying him to do so and he didn't! Sums it up really.
1. DAW response efficient - I had quotation at the next day & inspection at the next week, & you can see the report almost by weekend. 2.Detailed report & extra value on inspection with technology devices - DAW provided a very detailed report in RICS standard including comments on maintenance advice for the future which is very useful. 3. Daniel's professional comment & explain details - Daniel was very helpful by explaining the report & answered some of our concerns according to the findingsI appointed DAW to have level 3 RICS survey for a detached bungalow with conversion loft & extension.
Overall I was very happy with the result of the survey report, it was detailed and showed clear findings where possible. The report is well structured and easy to follow with useful guidance/recommendations. There was an issue over the timescale of getting the report, but after communicating with Emily & Dan I was assured of the reasons behind the delay. Thank you both :-)
