Zero Stars - Commits Fraud & Poor Customer ServiceLong story short - I was required to purchase flood insurance 10/2024, it was confirmed my flood insurance was on file and everything was good to be escrowed. 11/2025 same story. Fast forward to 2/2026, my mortgage jumped $1100. When I called in they stated they purchased flood insurance for me at $3600 x $7200. After 2.5 nothing is being done to rectified the issue on Loancare side - I have gotten a bunch of "I have made notes and we will call you back". Loancare is in bed with FEMA and the insurance company that imposes 600% inflated rates, which is unlawful on so many levels. DO NOT DO BUSINESS WITH THEM OR ANY OF THEIR PARTNERS.
My loan was recently transferred to loancare morgage servicing. It's been a very unpleasant experience. Starting with unprofessional customers care staff, who most times can't answer your questions after putting you on hold for more than 10mins and will transfer you to a different department and they transferred you back again without solving your issues. Last week i was on the phone with the customer service representatives without getting solution to my issue. Some of the customers service representatives just hang up on you. Most them are very rude and have no clear knowledge of their job. They are not interested in listening to your concerns but to collect debt, this is what you hear through your conversation with them even though you have not been late on your morgage or default in your morgage. I have my house for six+ years and previously had a house and sold with relocation, this is the worst morgage company I have ever use. Morgage was transferred to them less than one month, my monthly morgage loan increased with about $200. I don't know how to get out of this. The last email I received from one of the customer care representative is very concerning.
I had a very disappointing experience with this lender. I was repeatedly contacted by their representative and pressured into proceeding with a mortgage refinance offer that I did not initially seek out. Despite my hesitation, I was assured that paying the appraisal fee was a necessary step to move forward.What they failed to disclose was that my application hadn’t even been fully underwritten—and ultimately, it was denied before the appraisal report was ever reviewed or used in the decision-making process. In other words, the fee I was pressured into paying served no real purpose.When I requested a refund, the company refused, citing boilerplate excuses rather than taking responsibility for what felt like a bait-and-switch tactic. This kind of misleading practice reflects a serious lack of transparency and customer respect. Be cautious if you’re considering working with them.
