Disappointing property management experience

Regrettably, I had a disappointing experience with this company. I hired them to list my property for rent, and while they did find a tenant, the process felt hurried and chaotic. They charged fees that seemed completely unjustified, including tax on one month’s rent. I initially intended to let them manage the property as well, but I quickly changed my mind. Each time I called, a different person answered, and the interactions felt unprofessional and distant. I reached out to their accounting department for clarification on discrepancies but never received a response. After leaving a message and waiting a week, I still heard nothing. Each follow-up required me to explain the issue again. Overall, this company has shown itself to be unprofessional, disorganized, and unresponsive.

I had a wonderful experience with the representative and the team. They managed my property in a city and did an excellent job until I sold it this year. Their responsiveness was impressive, and they found me an outstanding tenant. I have no complaints about the management team.

Unsuccessful listing experience

My property was listed with them for about 3.5 months, during which only a few unsuccessful showings occurred. After this time, I decided to terminate their services. They are now charging me a full year of management fees and a tenant placement fee, despite not having placed a tenant or provided any management services. They made promises about having a long list of screened tenants ready to move in. Don’t be swayed by their empty promises.

Extremely frustrating experience with management

I had an extremely frustrating experience with the property management team. From March 23 to April 27, not a single showing was scheduled for my rental unit. They ignored my messages and displayed a complete lack of professionalism. Even after the contract ended, they refused to return my keys, continuously making excuses and delaying. When I finally declined their last-minute request for a viewing, they attempted to intimidate me with a legal notice. One representative was particularly rude and unprofessional, using threats to pressure me. This management team is dishonest and unethical, adding unnecessary stress to an already challenging situation.

Unethical practices and unjust charges

Based on my experience, this company operates in a deeply unethical manner. I signed a listing agreement for my property and provided all necessary access details and documentation. Despite multiple follow-ups, they never listed the property or performed the promised services. Then, without warning, they placed my agreement on hold and issued a legal notice demanding payment for services that were never provided. I was never informed that fees were accumulating, nor given a chance to address any issues. I have formally disputed the charge and submitted detailed documentation proving my cooperation. They have refused to provide an itemized breakdown or justification for their claim. In my view, their handling of this matter appears to be an attempt to pressure clients into paying unjustified charges.

Warning: Unethical practices

This company does not deserve any stars due to their corrupt practices. They say one thing and do another. I was asked for a deposit, which is not standard here. First and last month’s rent is paid at lease signing. As a single parent needing housing, I confirmed multiple times that the deposit would be refunded, which was verbally assured. However, that never happened. After expressing my concerns about the property being too small for my family, I was harassed to sign the lease, despite my repeated refusals. They still have my deposit and are refusing to return it, leaving me without a home. I will be seeking legal assistance as recommended and advise others to avoid this company.

Caution to prospective landlords

Caution to prospective landlords: Carefully read the Showing Authorization Form before signing, particularly Section 3.04. It states that if an offer to lease is within 5% of the listing price, the owner is liable for fees, even if the offer is rejected. This crucial detail was not explained to me prior to signing, leading to unexpected charges. If you change your mind after signing, be sure to terminate it the same day to avoid potential fees. My experience has raised serious concerns about the company's business practices.
