Landlords and tenants: stay away from AirDXB.Our experience with this company was extremely negative, and I strongly recommend that anyone considering working with them think twice. While the financial performance was already disappointing (revenue reached only about 30% of what had been projected), that was honestly not even the biggest problem. The real issue was the constant chasing required for absolutely everything. Working with them became a continuous drain on time, money, and energy.From the very beginning of onboarding until the final off-boarding of the unit, we had to repeatedly follow up on the most basic responsibilities. This included onboarding tasks, damage in the unit, missing payments, operational updates, and simple communication. For a holiday home management company that is supposed to handle these matters and make life easier for landlords, the level of follow-up required was completely unacceptable.During onboarding they caused damage to our unit, including walls, furniture, and appliances. Instead of taking responsibility, they initially attempted to shift the blame and costs onto us. Only after repeated chasing did they finally admit — both verbally and in writing — that there had indeed been guest damages. Even then, they still failed to properly repair the damage or take responsibility without constant pressure from our side.Payments were another major issue. Transfers were frequently late and sometimes involved thousands of dirhams. Unless we actively chased them after noticing missing payments, the money simply would not arrive. Every time the explanation was the same vague response: a “technical issue.”The sales and business development team promises excellent service during onboarding, but once the contract is signed the experience changes completely. You are handed over to account managers who are slow to respond, unhelpful, and in our case extremely rude. The most shocking moment was when my account manager, Hannah, literally hung up the phone on me when I called to ask about missing funds. This level of unprofessional behavior is completely unacceptable.The property listing itself showed minimal effort, communication was poor throughout the entire management period, and when the unit was handed back during off-boarding, clear guest damages had still not been repaired.To make matters worse, thousands of dirhams were deducted from the final payment without proper explanation. When I called to ask about this, the account manager simply hung up the phone. It was a shocking and disrespectful way to handle a client.There were also serious compliance concerns. The unit was not meeting several Dubai Tourism Department requirements (including smart lock requirements and other compliance matters). When these issues were raised, they were simply ignored.For context, I have worked with three other holiday home management companies in Dubai over the years and have never experienced anything remotely close to this. Of course operational issues can happen in any business, which is why we gave AirDXB many opportunities to resolve the problems and intentionally held off on writing a review for a long time. Unfortunately, the ongoing mistakes, delays, and complete lack of accountability made it impossible to stay silent.Every interaction and communication is fully documented — from onboarding to off-boarding — including exchanges with multiple account managers, their head of maintenance, and other team members. The pattern across the company was consistent: poor service, lack of responsibility, and dismissive or rude communication.If you read other negative reviews, you will also notice that the company often responds defensively or sarcastically instead of acknowledging issues or taking accountability. That behavior reflects exactly the experience we had with them.Another concerning point is the contradictory information they provide. They claim publicly that they stopped using Airbnb because of insurance issues, while they told us it was due to the platform’s percentage fee. They also claim to have their own insurance system, yet when guest damages occurred they ignored the situation and failed to take appropriate action.Based on our experience, this is one of the most unprofessional companies we have encountered in Dubai. If you are a landlord or tenant considering working with AirDXB, I strongly recommend you look elsewhere. Working with them created far more problems than it solved.
