An utter failure in many key areas, decent in others. I purchased my flat on 16 July, 2024. A new share certificate was issued to me and signed by AMS&BM on that date. AMS&BM filed a false CS01 with Companies House in January, 2025, listing the prior owner as the shareholder. Despite me making a formal complaint and asking for correction, this company still has not registered my shareholding with Companies House. AMS&BM have stated that to file an amendment with Companies House now would cost the building money, since AMS&BM won't acknowledge their own mistake, so they'll just wait until next year. I formally applied to be a Director on 7 April, 2025, which is my right under the lease. No action was taken. After many chasing emails, all of which were ignored, I filed a formal complaint. Only after this complaint was my Directorship registered with Companies House.These basic administrative failures are indicative of the general incompetence of this company. For example: * AMS&BM asked me to apply for permission to have a tenant (and pay associated charges) when they found out I rent out my flat. No such permission is needed under my lease. They later acknowledged this after I pointed this out. * AMSBM failed to timely inform the freeholder about an application I made for a licence to alter.* AMSBM consistently fail to respond to emails and phone calls. I will now be pursuing several claims against them with The Property Ombudsman. They seem generally ok on the maintenance front so far. Time will tell.
